The aim of the study is to look for ways for applying the principles of sustainable development in spatial planning through approaches that reflect modern trends in the field of ecosystem research, environmental protection and provide an optimal living environment. For this purpose, the regulatory documents for spatial planning in Bulgaria were analyzed, as well as the possibilities for applying within their framework approaches for objective assessment of the ecosystem's state and their capacity to provide ecosystem services. Exploring the processes of unreasonable expansion of the urban territories on agricultural lands, a specific tool is proposed through integrating the assessment of the material, regulating, supporting and cultural ecosystem services in the process of planning decisions elaboration. This approach enables an objective evaluation of the results of the change of the main purpose of the lands - one of the most important and valuable natural resources, especially for Bulgaria - the soil resources. And also how these changes will affect the provision of ecosystem services that most fully determine the quality of the living environment. [ABSTRACT FROM AUTHOR]
