The aim of the study is to look for ways for applying the principles of sustainable development in spatial planning through approaches that reflect modern trends in the field of ecosystem research, environmental protection and provide an optimal living environment. For this purpose, the regulatory documents for spatial planning in Bulgaria were analyzed, as well as the possibilities for applying within their framework approaches for objective assessment of the ecosystem's state and their capacity to provide ecosystem services. Exploring the processes of unreasonable expansion of the urban territories on agricultural lands, a specific tool is proposed through integrating the assessment of the material, regulating, supporting and cultural ecosystem services in the process of planning decisions elaboration. This approach enables an objective evaluation of the results of the change of the main purpose of the lands - one of the most important and valuable natural resources, especially for Bulgaria - the soil resources. And also how these changes will affect the provision of ecosystem services that most fully determine the quality of the living environment. [ABSTRACT FROM AUTHOR]

Land resources of a country refer to the agricultural and other categories of uses, irrespective of ownership and organizational form. For Romania, a medium size country, both in scope and in terms of quality land, this invaluable resource is important, given that it represents the main and unique source to provide agricultural production, food and non-food products. This work uses the fond bottom, soils cover and 23 agroecosystems of Romania. The map and tables introduce us into the pedological characteristics and land use date of agroecosystems. Table number 1 is grouping agroecosystems, presents land use class, agricultural farms and percentage of arable land. Tables with number 2 and 3 represent classes of land use on actual system (5 classes with 20 points/class interval). Table number 4 represents coefficients of convertibility between corn forum and other farms. Current system of evaluation, with five classes according to the three land categories (A, B, C) are given assessments on average yields (kg/ha) in wheat equivalent to a minimum and a maximum situation.
