1. Locational context for warehouse facilities in urban areas: a case study in Belo Horizonte (Brazil)

- Abstract
The location of warehouses is strategic for the distribution of urban goods. However, decision factors are not always logical. In this paper, we analysed the factors that influence warehouse location choices and the spatial correlation of the location of these logistics facilities with: (i) delivery destinations; (ii) demographic and socioeconomic data; and (iii) land cost. The results indicated that, according to the decision-maker, the accessibility to/from warehouses and the land costs are the factors that most influence a respective location choice. Additionally, the accessibility to the infrastructure to deliver the goods has a strong positive correlation with the accessibility to receive the freight vehicles. The land cost has a negative correlation with all factors except the accessibility for the employees, indicating a divergent evaluation regarding the importance level of this factor. The results of the spatial analysis indicated that the warehouses are located near the ring-road and the retailers, not in commercially densified areas, and in areas with low land cost. The results could support the development of public policies that more coherently guide the location of these logistic facilities in urban areas.
