Abstract

The article presents an analysis on the issues with mortgage market, which is said to have begun suffering serious problems. Accordingly, mortgage defaults and delinquencies are specifically concentrated among borrowers whose mortgages are classified as subprime. It is being noted that about 70 percent of subprime mortgages required borrowers to pay a fee if they refinanced their mortgages, adding that mortgage rates tend to be lower on loans with prepayment penalties. The author stresses that the teaser rate for subprime mortgages was not especially low throughout the 2003-2007 period.
