Having acknowledged the value and importance of heritage, it is not always possible however, to preserve heritage buildings without some form of adaptive reuse. This paper will examine the values attached to heritage buildings, the importance of and the challenges associated with various forms of adaptive reuse. It will argue that adaptive reuse can add value to such buildings and places. This paper will focus on three case studies to illustrate the importance of adaptive reuse. [ABSTRACT FROM AUTHOR]

The restructuring of the economy has led to the relocation of industries from certain areas and in some cases even complete extinguishing of certain activities. This phenomenon has left behind a large number of abandoned sites and buildings. Today, these buildings represent a significant percentage of the architectural heritage, which has been largely neglected and which could be used for the formation of new residential areas in the already defined urban fabric. Conversion of these buildings trough the adaptive reuse into residential ones could solve the problem both of obsolete and housing shortage market. The papers points out the significance of this process and analyzes the possibility to reuse industrial facilities into residential dwellings. In addition the paper discusses in which case such transformation would be legit, through the consideration of a large number of architectural criteria necessary for the success of adaptive reuse to host the housing function. Adaptive reuse (AR) of heritage buildings is a complex process involving many stakeholders with different ambitions. Recently, a theoretical model has been proposed to facilitate this process. However, the validation of this model and investigation of the nexus between process steps, methods/tools used by architects, and the effectiveness of projects are still lacking. This paper aims to validate the model by examining four AR projects in the Netherlands, considered effective as winners of a prestigious architectural prize. The research methods included literature reviews, case visits, and interviews with architects and other stakeholders. The model was refined, and methods/tools used by architects in the process steps were identified, highlighting their link with the effectiveness of results. • A systematic and value-based adaptive reuse process may result in effective adaptive reuse projects. • Architects' role in adaptive reuse projects is not just developing design strategies, but also managerial. • Active involvement of original and end-users of heritage buildings during adaptive reuse processes enhances social values. • Architects have to balance the stakeholders' input (including end-users) with their own design strategy. Adaptive reuse of buildings can be an attractive alternative to new construction in terms of sustainability and a circular economy. Achieving net benefits with adaptive reuse partly relies on efficiently planning building disassembly. The aim of this paper is to describe a new efficient single-target selective disassembly sequence planning method developed for adaptive reuse of buildings. Finding a global optimum disassembly planning solution for buildings can be time consuming and physically impractical due to the high number of possible solutions. The method developed seeks to minimize environmental impact and removal costs using rule-based recursive analyses for planning recovery of target components from multi-instance building subsystems based upon physical, environmental and economic constraints. Rule-based recursive methods have been demonstrated to be an efficient alternative to find near-optimal disassembly sequences by eliminating uncommon or unrealistic solutions. Validation is achieved through functional demonstration with case studies, where high quality, practical, realistic, and physically feasible solutions for single-target selective disassembly of buildings are found by using the new method. The legislation in force provides for the protection of natural areas, not only for their scenic qualities but also as agricultural or environmental reserves. However, this strategic conservation of the rural landscape is not matched by similar conservation measures for the built fabric in large cities. This paper considers how to bring about, in a city with a major architectural heritage such as Barcelona, a programmatic change in a manner similar to what is happening in the rural environment, understanding and promoting the conservation of large urban areas as a form of strategic environmental conservation, as the reserving of area for the future and as part of an ecosystem. When dealing with the existing stock of buildings, energy strategies usually focus on the improvement of their performance by means of technical upgrading. However, taking architecture as a resource helps raising another question: to what extent the embodied energy in already built structures could be a key factor to develop sustainable strategies based on an adaptive reuse and a subsequent extension of their lifespan. The aim of this paper is to discuss on the benefits and architectural implications of a public policy addressed to establish a protocol on reusing existing buildings in order to take advantage of their embodied energy. Nowadays, developments in technology and the introduction of the philosophy of sustainable development have led to significant changes in theory and practice of preservation and development of historic areas and buildings. Modern presentation of their cultural values and use require improving their condition and making them compliant with standards and requirements applicable to newly constructed buildings and spaces in terms of energy efficiency. However, this makes the task of preserving the authenticity and integrity of historic spaces and buildings and their basic historical and cultural value challenging. The idea of sustainable development, which in addition to environmental and economic dimensions also contains an equally important social dimension, has also brought to the fore the cultural heritage as a non-renewable resource. In this sense, historical areas and buildings should be regenerated and adapted to the needs of modern times by providing them with adequate purpose and continuous maintenance. Based on a case study and analyzed main aspects and optimization of sustainable use of industrial architecture, i.e. the Zrenjanin brewery, this paper strives to point out the need for their modernization and improvement, in accordance with respect of their integrity and authenticity during the renovation process. Adaptive reuse is an alternative to a building's end-of-life where its function is extended to serve another purpose. Many studies suggest that adaptive reuse is more sustainable than typical demolition and new construction in terms of environmental, social, and economic impacts. However, these claims are qualitative in nature and are limited to analyses at the project scale. This paper presents a methodology based on Input-Output (IO) models for examining economic and energy impacts of substituting adaptive reuse for new building construction. An IO model for the Province of Ontario, Canada, was developed to study the impacts of adaptive reuse building construction. The building construction industries' intermediate inputs and final demands were altered in the Ontario IO model to reflect changes in the supply and demand of adaptive reuse buildings in the construction industries. A basic scenario represents the situation where only the building's superstructure and substructure are reused. The basic scenario was then extended to reflect the reuse of internal non-structural components. The Ontario IO model examines impacts to gross domestic product (GDP), industry outputs, employment and energy use (including rebound effects from household consumption changes). It was found that adaptive reuse building construction may benefit Ontario's economy and reduce energy consumption under certain combinations of changes in supply and demand. The desired domain of adaptive reuse construction, where energy use decreases, while GDP and employment increases, is discerned for both the residential and non-residential building construction sectors in Ontario. Adaptive reuse is a way of maximizing the residual utility of existing assets. Adaptive reuse makes it possible to retrieve components from an obsolete building through deconstruction programming. Unfortunately, current deconstruction programming practice relies on conventional intuitive planning procedures by professionals, leading to suboptimal results. This paper describes and validates a semi-automated selective deconstruction programming approach for adaptive reuse that can support quantitative analysis. First, a new method is defined for multiple-target selective disassembly sequence planning, using a rule-based recursive approach for obtaining near-optimal heuristic solutions. Then, a method is demonstrated for programming the deconstruction works based on the disassembly sequences. Validation is further achieved through a case study, in which high-quality, practical, and feasible solutions are found by using the new method.
