The COVID-19 pandemic has significantly altered how people work, with an increasing number transitioning to working from home (WFH). This paradigm shift has raised various challenges in adapting living spaces to meet the needs of remote work. Dedicated workspaces or home offices need to be customized for creativity and productivity. Thus, this systematic literature review explores the potential challenges and limitations of implementing modern office design features in residential environments. The study synthesizes findings from 108 peer-reviewed articles published within the last decade, focusing on ergonomics, productivity, work–life balance, and spatial constraints. The study found several challenges in translating office design features to home settings. Firstly, spatial limitations in residential areas often restrict the implementation of open-plan layouts and collaborative zones, which are hallmarks of modern office designs. Secondly, the integration of ergonomic furniture and adjustable workstations are limited by budget constraints and the dual-purpose nature of many home spaces. Furthermore, the review highlights the psychological challenges of maintaining work–life boundaries when professional and personal spaces overlap. Noise pollution and distractions emerge as significant factors impacting productivity in home offices, which contrasts controlled modern office environments. The review suggests that the complete replication of modern office design in homes may be impractical; a hybrid approach that adapts key features to residential constraints could enhance home office productivity. Potential solutions could include modular furniture designs, the simulation of collaborative spaces, and the development of noise-cancelling technologies specifically for home environments. This study contributes to the growing body of knowledge on remote work environments and provides valuable insights for enhancing work–life balance, environmental sustainability, and economic growth.

The global GDP has witnessed a significant upswing, majorly due to the growth of the construction industry. Embracing the whole-life costing (WLC) approach, the construction sector strategically manages expenses across a construction project’s life cycle. However, despite its widespread adoption, accurate cost forecasting remains a major challenge. The intricate interplay of various influencing factors has not been fully explored, leading to inaccurate cost estimations. A comprehensive understanding of specific factors and their interrelationships is crucial to address this issue. Therefore, it is imperative to conduct further research to identify and explore the subtle nuances of these factors that impact whole-life cost estimation. Our study fills this gap, analysing 51 factors from 84 papers across prominent repositories. We assess interrelationships using a systematic literature review and pairwise comparison as in the analytical hierarchy process. The International Construction Measurement Standards (ICMS) framework structures these relationships and is represented in the causal loop diagrams (CLDs). The pioneering CLDs are a notable contribution, illustrating interrelationships and polarities among the 51 WLC factors. Six reinforcing loops and one balancing loop provide valuable insights into their dynamic nature. Importantly, lower-level factors do not always directly connect with upper-level factors. Instead, they interact within the same level before linking to top-level factors. These findings are significant for professionals, such as cost estimators, quantity surveyors and scholars, offering a comprehensive understanding of the WLC system.

Skill availability is an important component in the uptake of prefabrication and plays a crucial role in housing supply. However, the challenge is that the demand for housing has outgrown the availability of specifically trained workers. This challenge is not unique to New Zealand; many developed countries worldwide are facing similar issues. Therefore, the purpose of this study is to determine relevant skills in the prefabricated residential construction sector in New Zealand (NZ) and suggest improvement measures from the standpoint of industry stakeholders. The study adopted a semi-structured online survey and administered it to multiple construction industry practitioners. The study found the training of the construction workforce as one significant area of focus. In addition, external sourcing of international prefabrication-specific skilled workers could improve the issues of skill shortages in the residential prefabrication sector. Furthermore, the study revealed that the barriers to healthier prefabrication uptake are closely linked to shortages in management, digital architecture and design, and vocational skills related to residential construction. The study has contributed to the current pool of knowledge by identifying skill issues in NZ’s prefabricated residential construction sector, classifying the major restraints limiting prefabrication implementation, and determining measures for increasing industry uptake. It is anticipated that this will help construction organizations and the wider industry develop strategic goals and a roadmap for meeting the skill requirements in NZ. Training policies and programmes can be developed with focus on crucial prefabrication skill requirements at governmental level. Curriculum reviews are recommended for uptake by academic and vocational institutions.

There are increasing incidences of damages to underground utilities and services during maintenance and construction works. These have posed significant challenges to utility owners regarding the magnitude and costs associated with remediation works. Therefore, this study investigates the management activities for underground utility maintenance works in New Zealand to establish the significance of as-built drawings as a mitigator of these challenges. Data for the analysis was obtained through a questionnaire survey of asset owners, consultants, and contractors based in three major city centres in New Zealand. The responses are analysed descriptively and inferentially for ease of understanding of the study findings. The findings established the challenges around the as-built records, which were significant to utility damages during construction operations in New Zealand. The study participants highlighted other factors such as poor project management, site records, communication, excavation operator competencies, and inadequate site inventory. Generally, more investment in asset documentation is recommended for asset owners. Innovative approaches to information capture, monitoring and updating of as-built drawings are also suggested to improve on current routine processes. Other solutions relate to skills acquisition and development in the management of underground utility maintenance projects.

The need for defect reporting is becoming increasingly difficult to ignore at handover of new residential buildings. A general review in defect studies has consistently shown that newly built properties can be found to have a significant number of defects. Very often the responsibility for rectifying these common defects is borne by the new homeowner even though house developers are liable. In the current study, survey data is obtained from 216 recent home purchasers/owners across New Zealand urban cities. The intent of the investigation is to show that opportunities exist for defect reporting that will act as a mechanism to measure performance and thus improve the quality of finished construction products in New Zealand. The study found that a significant number (81%) of the participants were involved in the construction of their homes and could influence quality performance if they were proactive enough. The results show that (64.7%) did not engage the service of independent building inspectors for defect reporting on their new homes. Seventy-four percent now agree that independent building inspection was important in hindsight. The study findings are in line with literature on defects and the poor use of defect reporting in new residential buildings. The current challenge for defect rectification by house developers after handover is real and this could increase the confidence that new home owners can have in their developers. Defect reporting could confer benefits to new residential building quality in New Zealand and should be embraced as part of a wider best practice.
