The conservation of 20th-century architectural heritage presents unique challenges due to the modern materials and construction techniques used by pioneering architects. This paper investigates the preservation challenges of iconic architectural works exposed to water environments, focusing on Fallingwater by Frank Lloyd Wright and the Boa Nova Tea House by Álvaro Siza Vieira. These structures, situated in natural settings with significant exposure to water, serve as case studies for examining conservation methods and their broader implications. This study explores archival documents, interviews with conservation experts, and literature reviews to highlight the main degradation phenomena related to the impact of environmental conditions on the material's integrity. Despite limited specific data on monitoring and maintenance, this research underscores the importance of ongoing conservation efforts. Fallingwater's case highlights the necessity of restoration techniques, while the Boa Nova Tea House illustrates minimal intervention strategies to maintain authenticity. This study concludes that the effective conservation of 20th-century built heritage necessitates a balance between preserving original design intents and adapting to environmental challenges. It emphasizes the need for innovative conservation strategies, adherence to international guidelines, and the establishment of comprehensive management and monitoring plans to safeguard the integrity and authenticity of culturally significant architecture. The actions for the preservation of cultural heritage must work on the identity and specificity of the places, paying the utmost attention to the context relationships. The analysis of these elements is fundamental to the recognition of the intrinsic “value” of the building, of the cultural, architectural, and landscape type and of the “value relations” that the building holds with the surrounding context of the social and economic but, above all, cultural and identity type. The methodological approaches defined by the ICOMOS Document of Madrid–New Delhi recognize the identification of the cultural value as a fundamental passage for the promotion of the 20th-century heritage. The contribution analyzes the design process developed by applying the ICOMOS methodology for the preservation of the cultural value of a building complex in Pozzuoli dating back to the early 1900s. The evolutionary history of the different volumes and the configuration of the “modern ruins” give rise to prospective relationships with the local reality that today assume a stronger identity value than that connected to the original project. The different construction techniques used and the state of conservation of the buildings lead to the identifying of different elements of value and, consequently, to the elaborating different design choices.

The conservation of built cultural heritage is a fundamental task for modern societies. Specialized expertise is necessary to define a proper strategy to preserve a heritage that is accumulating damage due to the deterioration of materials, repeated loading, and exceptional events. This paper provides part of the work developed for the definition of the Conservation Management Plan of a 20th-century building in Africa. The monumental building, the Beira railway station, is in Mozambique and was considered among the one hundred more important 20th-century Portuguese engineering buildings. The work presented focuses on the analysis of damage, material characterization, and assessment of the comfort conditions of this concrete building—fundamental tasks for the understanding of the current condition of the building and the definition of appropriate remedial actions and maintenance tasks. The work provides a detailed definition of different approaches and techniques that can be implemented for this type of building to obtain reliable information to define measures and actions that are more in line with the reality of the building. Moreover, the work allows for a discussion on the long-term performance of Modern Movement buildings with low maintenance and the success of comfort concepts in local climatic conditions.
