Crude oil is an indispensable energy source for the economic and social development of various countries, and its futures trading has also become a focus of widespread concern in society. The authors of this article found in previous experiments that for the two sets of oil futures data, the volatility and trend of the futures delivered in the same month are similar. At the same time, the volatility of futures delivered in different months will be very different even if the trend is similar. Therefore, the author of this article speculates whether there is any particularity in the volatility and trend between futures delivered in the same month. Therefore, this paper uses a set of oil futures price data to test the stability of the data, and uses ADF test, VAR test, Granger causality test and other measurement methods to conduct empirical research on the relationship between the three oil futures prices delivered in the same month. Finally, the authors found that under certain conditions, CLM3 can derive CLM1 and CLM2 which means that there is a certain mathematics connection between the three oil futures for delivery in the same month.

The Internet of Things (IoT) technology promises to become a main driver in the development of smart buildings. Interconnected device and sensor networks are advancing a new generation of office buildings that are operationally efficient, sustainable, and embedded with solutions improving the comfort and productivity of building users. The purpose of this Master’s Thesis is to study smart building IoT solutions and their ability to create value for stakeholders in an office property development project, and to discov-er business opportunities and challenges faced by property developers in the IoT transformation. The research is conducted as a qualitative case study in a single case organization. The empirical case research is supported by theoretical research on building IoT architecture, value propositions, and value systems. The theoretical contribution of the Thesis lies in summarizing existing research on IoT and smart buildings. Additionally, the study provides valuable insight on business opportunities and challenges from the perspective of the case company. The Thesis identified four key IoT solutions that provide significant added value for building users and owners, and business opportunities for property developers. The identified solutions utilize a connected IoT network to improve the occupancy, energy efficiency, maintenance and indoor air quality of buildings. The Thesis indicates that, by providing IoT solutions either ‘as a service’ or as add-on products, real estate developers have the opportunity to generate both recurring and transactional revenue. Furthermore, for developers, smart building IoT can be a source of competitive edge and a way to differentiate in a market where differentiation is otherwise challenging. For developers, a majority of identified challenges of smart building IoT seem to lie in existing business models, organizational practices and employee capabilities. Esineiden internetiin yhdistetyt laite- ja anturiverkot edistävät toiminnallisesti tehokkaiden ja kestävän kehityksen mukaisten, uuden sukupolven toimistorakennusten kehitystä. Lisäksi esineiden internet mahdollistaa rakennuksen käyttäjien tuottavuutta ja rakennuksen käyttömukavuutta parantavien ratkaisujen kehittämisen. Tämän opinnäytetyön tarkoituksena on tutkia älykkäiden rakennusten IoT ratkaisuja ja niiden kykyä tuottaa arvoa kiinteistökehityshankkeen eri osapuolille. Tämän lisäksi pyritään tunnistamaan kiinteistökehittäjän kohtaamia liiketoimintamahdollisuuksia- ja haasteita IoT -murroksessa. Tämä tutkimus on toteutettu laadullisena tapaustutkimuksena. Empiiristä tapaustutkimusta tukee teoreettinen tarkastelu, jossa perehdytään IoT-arkkitehtuuriin, arvolupauksiin ja arvoketjuihin. Tutkimuksen teoreettinen panos on katsaus olemassa olevaan älyrakennuksia ja IoT:ta koskevaan kirjallisuuteen. Lisäksi tutkimus tarjoaa arvokasta tietoa IoT:n luomista liiketoimintamahdollisuuksista sekä haasteista kohdeyrityksen näkökulmasta. Opinnäytetyössä tunnistettiin neljä keskeistä IoT-ratkaisua, jotka tarjoavat merkittävää lisäarvoa kiinteistön käyttäjille ja omistajille sekä uusia liiketoimintamahdollisuuksia kiinteistökehittäjille. Tunnistetut ratkaisut hyödyntävät kytkettyjä IoT-verkkoja kiinteistöjen käyttöasteen, energiatehokkuuden, kunnossapidon ja sisäilman laadun parantamiseksi. Tämä opinnäytetyö osoittaa, että tarjoamalla IoT-ratkaisuja asiakkaille joko palveluna tai lisätuotteina kiinteistökehittäjän on mahdollista saavuttaa sekä jatkuvaa kassavirtaa että myyntiin perustuvaa tuloa. Lisäksi älyrakennusten kehittäminen voi olla kiinteistökehittäjälle keino erottua kilpailijoista ja saavuttaa taloudellista kilpailuetua. A large part of Finnish office buildings are in the form of Business Parks, which provide office premises for small and medium sized companies. Nevertheless the Business Park concept has stayed unchanged for almost three decades since it was first introduced to the Finnish office premises market in early 1990s. The purpose of this research is to define the future of the Finnish commercial office spaces and to understand the needs and requirements of the end-users, the tenants. Rather than the technical features of the buildings, this research will focus on the “soft” demands of the tenant companies: the future workforce, changes in organization and the impact of these changes to the future workstyle and workplace. The literature review surveys also the impact of creative workspace on the requirement of the future office space. Requirements analysis the customers’ wants and needs, and incorporates the voice of the customer into product design and improvement. Firstly, the findings of this study reveal that the office building itself does not add value to the company, rather the impact of the whole work environment enhance the end value for the corporations and their employees. Thus, the challenge for the office building developers is how to engage the end-users in the design stage, in order to determine their needs and to supply office premises that meet the targets of the corporate vision and the human resources. Secondly, due to the continuum of change, developing the building infrastructure to support agility and flexibility is an essential challenge which the office building developers and owners will face in future. Finally, the office space is not only the building itself; but the maintenance service, restaurant service and other supporting services significantly influence the satisfaction of the tenants. Future office space developers should take these aspects into consideration in earlier stages of development., Suuri osa Suomen yrityksistä toimii Business Park – toimistorakennuksissa, jotka tarjoavat toimistotiloja pienille ja keskisuurille yrityksille. Business Park – konsepti on säilynyt muuttumattomana miltei kolme vuosikymmentä, tultuaan markkinoille ensi kertaa 1990-luvun alussa. Tämän tutkimuksen päämääränä on määrittää Suomen kaupallisen toimistotilan tulevaisuus ja ymmärtää loppukäyttäjien, eli vuokralaisten tarpeet ja vaatimukset. Tämän tutkimuksen tarkoitus ei ole keskittyä rakennuksien teknillisiin ominaisuuksiin vaan vuokralaisyritysten ”pehmeisiin” tarpeisiin. Tämä tutkimus tutkii myös tulevaisuuden työvoimaa, organisaatiomuutoksia, ja näiden muutosten tuomaa vaikutusta tulevaisuuden työtapoihin ja toimitiloihin. Kirjallisuuskatsauksessa esitetään myös luovan toimitilan vaikutuksia tulevaisuuden toimitilojen vaatimuksiin. ”Vaatimus analyysi” selventää mitkä ovat asiakkaiden haluja ja tarpeita, ja siten yhdistää asiakkaiden äänet tuotteiden suunnitteluun ja kehitykseen. Ensinnäkin tämä tutkimus paljastaa, että toimistorakennukset eivät itsessään tuo lisäarvoa yrityksille, vaan koko työympäristön vaikutus lisää loppuarvoa yrityksille ja niiden työntekijöille. Täten toimistorakennusten kehittäjien haasteena on saada loppukäyttäjät osalliseksi jo suunnitteluvaiheessa määrittääkseen tarpeet; ja toimittaa toimistotiloja, jotka täyttävät yrityksen visiot ja henkilöstöhallinnon tavoitteet. Toiseksi, jatkuvan muutoksen takia, rakennuksen infrastuktuurin kehittäminen ketteryyden ja joustavuuden tukemiseksi on haaste, jota toimistorakennuksen kehittäjät ja omistajat kohtaavat tulevaisuudessa. Kolmanneksi, toimitila on enemmän kuin rakennus itsestään: ylläpitopalvelut, ravintolapalvelut ja muut tukipalvelut vaikuttavat merkittävästi vuokralaisten tyytyväisyyteen. Tulevaisuuden toimitilojen kehittäjien on otettava nämä asiat myös huomioon yhä varhaisemmissa kehitysvaiheissa.
