Patients with MPS IVA have a striking skeletal phenotype but normal intellect. The phenotypic continuum of MPS IVA ranges from severe and rapid progress to mild and slow progress. The diagnosis of MPS IVA is usually suspected based on abnormal bone findings and dysplasia on physical examination and radiographic investigation in the preschool years. In the past, only supportive care was available. Due to the early and severe skeletal abnormalities, the orthopedic specialist was usually the main care provider. However, patients need aggressive monitoring and management of their systemic disease. Therefore, they need an interdisciplinary team for their care, comprising medical geneticists, cardiologists, pulmonary specialists, gastroenterologists, otolaryngologists, audiologists, and ophthalmologists. After the US Food and Drug Administration approved elosulfase alfa in 2014, patients older than 5 years could benefit from this treatment. Clinical trials showed clinically meaningful improvements with once-a-week intravenous dosing (2.0 mg/kg per week), significantly improving the 6min walk test, the 3min stair climb test, and respiratory function when compared with placebo. 2. CRISPR-Cas13b-mediated suppression of HBV replication and protein expression.

Abstract

BACKGROUND & AIMS: New antiviral approaches that target multiple aspects of the HBV replication cycle to improve rates of functional cure are urgently required. HBV RNA represents a novel therapeutic target. Here, we programmed CRISPR-Cas13b endonuclease to specifically target the HBV pregenomic RNA and viral mRNAs in a novel approach to reduce HBV replication and protein expression. METHODS: Cas13b CRISPR RNAs (crRNAs) were designed to target multiple regions of HBV pregenomic RNA. Mammalian cells transfected with replication competent wild-type HBV DNA of different genotypes, a HBV-expressing stable cell line, a HBV infection model and a hepatitis B surface antigen (HBsAg)-expressing stable cell line were transfected with PspCas13b-BFP (blue fluorescent protein) and crRNA plasmids, and the impact on HBV replication and protein expression was measured. Wild-type HBV DNA, PspCas13b-BFP and crRNA plasmids were simultaneously hydrodynamically injected into mice, and serum HBsAg was measured. PspCas13b mRNA and crRNA were also delivered to a HBsAg-expressing stable cell line via lipid nanoparticles and the impact on secreted HBsAg determined. RESULTS: Our HBV-targeting crRNAs strongly suppressed HBV replication and protein expression in mammalian cells by up to 96% (p <0.0001). HBV protein expression was also reduced in a HBV-expressing stable cell line and in the HBV infection model. CRISPR-Cas13b crRNAs reduced HBsAg expression by 50% (p <0.0001) in vivo. Lipid nanoparticle-encapsulated PspCas13b mRNA reduced secreted HBsAg by 87% (p = 0.0168) in a HBsAg-expressing stable cell line. CONCLUSIONS: Together, these results show that CRISPR-Cas13b can be programmed to specifically target and degrade HBV RNAs to reduce HBV replication and protein expression, demonstrating its potential as a novel therapeutic option for chronic HBV infection. Increased acute exacerbation (AE) frequency in asthmatic patients has been associated with ambient PAHs, but which subgroup of patients are particularly susceptible to ambient PAHs is uncertain. We developed a new model to simulate grid-scale PM2.5-PAH levels in order to evaluate whether the severity of asthma as measured by the Global Initiative of Asthma (GINA) levels of treatment is related to cumulative exposure of ambient PAHs.Methods: Patients with asthma residing in the northern Taiwan were reviewed retrospectively from 2014 to 2017. PM2.5 were sampled and analysed for PAHs twice a month over a 72-hour period, in addition to collecting the routinely monitored air pollutant data from an established air quality monitoring network. In combination with correlation analysis and principal component analysis, multivariate linear regression models were performed to simulate hourly grid-scale PM2.5-PAH concentrations (ng/m3). A geographic information system mapping approach with ordinary kriging interpolation method was used to calculate the annual exposure of PAHs (ng/m).Results: Among the 387 patients with asthma aged 18 to 93 (median 62), 97 subjects were treated as GINA step 5 (24%). Asthmatics in GINA 5 subgroup with high annual PAHs exposure were likely to have a higher annual frequency of any AE (1 (0– 12), p< 0.0001). Annual PAHs exposure was correlated with the annual frequency of any exacerbation (r=0.11, p=0.02). This was more significant in the GINA 5 subgroup (r=0.29, p=0.005) and in the GINA 5 subgroup with severe acute exacerbations (r=0.51, p=0.002). Annual PAHs exposure, severe acute exacerbation and GINA steps were independent variables that predict annual frequency of any exacerbation.Conclusion: Asthmatic patients in the GINA 5 subgroup with acute exacerbations were more susceptible to the effect of environmental PAHs on their exacerbation frequency. 5. Spatial connectivity and house price diffusion: The case of Greater Sydney and the regional cities and centres of new south wales (NSW) in Australia

Abstract

Studies on house price linkage in a market delineated by coastal cities are still exploratory. By considering the oceanfront feature in delineating housing market, we case-studied Greater Sydney and a group of coastal cities in the state of NSW in Australia to examine the diffusion pattern between these cities and provide some spatial and theoretical explanations for these patterns, if any. We found strong house price linkage between Greater Sydney and each of the cities in the Illawarra region, while there is no comparable evidence for the cities in the Hunter region. The results suggest that strong spatial connectivity between coastal cities defined by travelling time, distance, and net migration, contributes to the convergence of housing markets. Housing prices flow exclusively from Greater Sydney to the coastal cities and centres of Kiama, Shellharbour, and Wollongong without any reciprocal effect. These findings vividly show the migration hypothesis prevails as priced-out households in Greater Sydney move to the Illawarra region due to house price and growth differentials. Finally, the responsiveness of Greater Sydney to variations in market fundamentals further confirms the migration diffusion pattern between the cities in the Illawarra region and Greater Sydney. These findings have significant implications for policymakers seeking to address imbalances between centres and growth areas.

6. Urbanisation and housing finance nexus: Evidence from Australia

Abstract

The rapid urbanisation being experienced in major cities across the globe has occasioned greater housing demand and brought to the fore the importance of understanding housing finance systems to support the housing market. However, current literature on the nexus between urbanisation and housing finance is limited. Further, existing literature about housing finance is aggregated and assumed symmetric effects. We used a NARDL model to examine the asymmetric effects of housing variables on loan commitment over 1980Q2 to 2022Q2 and documented the following findings. First, we decoupled the housing finance market into owner-occupier and housing investment and found asymmetric effects of key housing variables on loan commitment for each of these submarkets. Second, urbanisation has a telling effect on loan commitment for owner-occupier but not for investors. Third, the asymmetric results highlighted the importance of promoting economic prosperity and reducing the housing lending rate to boost loan commitment for both owner-occupier and housing investment by varying magnitudes. However, increasing the approval rate of private dwellings and boosting the household savings ratio can enhance loan commitment for owner-occupiers but not investors. These findings could aid the formulation of more targeted housing finance policies, in turn, helping develop a more resilient housing market especially in countries with high urbanisation rates.

7. The Unintended Consequences of COVID-19 Economic Responses on First Home Buyers? Evidence from New South Wales, Australia

Abstract

As in many other nations, the Australian Government implemented monetary and fiscal policies in response to the COVID-19 pandemic to aid economic recovery. Among these policies were specific measures to assist first home buyers (FHBs) in entering the housing market. However, these unprecedented economic policies might have other direct and indirect implications on FHBs, which have yet to be thoroughly explored in the literature. To fill this gap, through a survey, we collected information via public and online mortgage broker platforms from 61 FHBs who successfully entered the housing market or were actively searching during the pandemic. The results found COVID-19 economic responses counterproductive for FHBs, pushing them to a more disadvantaged position due to an overheated property market. In addition, since the onset of the pandemic, property prices have risen significantly, exacerbating housing inequality as FHBs increasingly rely on intergenerational family support, take on more financial risk, and relocate to regional areas due to fear of missing out. The study highlights the need for macroeconomists and housing policymakers to consider these unintended consequences in formulating policies that minimise the adverse effects of economic stimulus measures.

Abstract

BACKGROUND: Anti-drug antibodies are associated with treatment failure to anti-TNF agents in patients with inflammatory bowel disease (IBD). AIM: To assess whether immunogenicity to a patient's first anti-TNF agent would be associated with immunogenicity to their second, irrespective of drug sequence METHODS: We conducted a UK-wide, multicentre, retrospective cohort study to report rates of immunogenicity and treatment failure of second anti-TNF therapies in 1058 patients with IBD who underwent therapeutic drug monitoring for both infliximab and adalimumab. The primary outcome was immunogenicity to the second anti-TNF drug, defined at any timepoint as an anti-TNF antibody concentration ≥9 AU/ml for infliximab and ≥6 AU/ml for adalimumab. RESULTS: In patients treated with infliximab and then adalimumab, those who developed antibodies to infliximab were more likely to develop antibodies to adalimumab, than patients who did not develop antibodies to infliximab (OR 1.99, 95%CI 1.27-3.20, p = 0.002). 11. Housing price bubbles in Greater Sydney: evidence from a submarket analysis

Abstract

Recognising the rapid increase in housing prices and the presence of socio-economic and demographic disparities that often characterise a metropolitan city, we adopted a sub-city approach and deployed an array of methods to detect bubbles in the different regions of Greater Sydney–western, inner-west, southern, eastern and northern–over 1991 to 2016, using Westerlund error correction-based panel cointegration, backward supremum augmented Dickey–Fuller (BSADF) procedure, and dynamic ordinary least square (DOLS) tests. Our cointegration results show no evidence of cointegration between real house price and rent in the western region. However, there is strong evidence of cointegration in the eastern and northern regions. This confirms the existence of housing submarkets in Greater Sydney, and an indication of housing price bubbles in Western Sydney. Further, the formal BSADF bubble tests reveal strong evidence of explosive price bubbles in Western Sydney, while there is no comparable evidence for the other regions of Sydney, which further highlights the importance of submarket analysis. Importantly, the DOLS results suggest that housing investment plays a major role in the build-up of housing bubbles in Western Sydney, supporting Shiller's Psychological Theory of bubbles which posits that bubbles occur via the speculative behaviour of investors. The implications of the findings are also discussed.

12. Spatial Variability of the ‘Airbnb Effect’: A Spatially Explicit Analysis of Airbnb’s Impact on Housing Prices in Sydney

Abstract

Over the last decade, the emergence and significant growth of home-sharing platforms, such as Airbnb, has coincided with rising housing unaffordability in many global cities. It is in this context that we look to empirically assess the impact of Airbnb on housing prices in Sydney—one of the least affordable cities in the world. Employing a hedonic property valuation model, our results indicate that Airbnb’s overall effect is positive. A 1% increase in Airbnb density is associated with approximately a 2% increase in property sales price. However, recognizing that Airbnb’s effect is geographically uneven and given the fragmented nature of Sydney’s housing market, we also employ a GWR to account for the spatial variation in Airbnb activity. The findings confirm that Airbnb’s influence on housing prices is varied across the city. Sydney’s northern beaches and parts of western Sydney experience a statistically significant value uplift attributable to Airbnb activity. However, traditional tourist locations focused around Sydney’s CBD and the eastern suburbs experience insignificant or negative property price impacts. The results highlight the need for policymakers to consider local Airbnb and housing market contexts when deciding the appropriate level and design of Airbnb regulation.

All participants performed an intermittent sprint test (IST) and a 20 m shuttle run test to measure their anaerobic capacity and maximal aerobic capacity. The IST was comprised of 6 × 10-second sprints with a 60-second active recovery between each sprint. Heart rate variability was recorded while the participants were in a supine position 20 minutes before and 30 minutes after the IST.Results: The total work, peak power, and heart rate of the smokers and nonsmokers did not differ significantly. Abstract

Background Most cancer patients are treated with radiotherapy, but the treatment can also damage the surrounding normal tissue. Acute skin damage from cancer radiotherapy diminishes patients’ quality of life, yet effective biological interventions for this damage are lacking. Protecting microvascular endothelial cells from irradiation-induced perturbations is emerging as a targeted damage-reduction strategy. Since Angiopoetin-1 signaling through the Tie2 receptor on endothelial cells opposes microvascular perturbations in other disease contexts, we used a preclinical Angiopoietin-1 mimic called Vasculotide to investigate its effect on skin radiation toxicity using a preclinical model. Methods Athymic mice were treated intraperitoneally with saline or Vasculotide and their flank skin was irradiated with a single large dose of ionizing radiation. Acute cutaneous damage and wound healing were evaluated by clinical skin grading, histology and immunostaining. Diffuse reflectance optical spectroscopy, myeloperoxidase-dependent bioluminescence imaging of neutrophils and a serum cytokine array were used to assess inflammation. Microvascular endothelial cell response to radiation was tested with in vitro clonogenic and Matrigel tubule formation assays. Tumour xenograft growth delay experiments were also performed. Appreciable differences between treatment groups were assessed mainly using parametric and non-parametric statistical tests comparing areas under curves, followed by post-hoc comparisons. Results In vivo, different schedules of Vasculotide treatment reduced the size of the irradiation-induced wound. Although skin damage scores remained similar on individual days, Vasculotide administered post irradiation resulted in less skin damage overall. Vasculotide alleviated irradiation-induced inflammation in the form of reduced levels of oxygenated hemoglobin, myeloperoxidase bioluminescence and chemokine MIP-2. Surprisingly, Vasculotide-treated animals also had higher microvascular endothelial cell density in wound granulation tissue. In vitro, Vasculotide enhanced the survival and function of irradiated endothelial cells. Conclusions Vasculotide administration reduces acute skin radiation damage in mice, and may do so by affecting several biological processes. This radiation protection approach may have clinical impact for cancer radiotherapy patients by reducing the severity of their acute skin radiation damage. 16. Thermal performance of retrofitted secondary glazed windows in residential buildings – two cases from Australia

Abstract

Purpose: This study presents the results of empirical measurements of the thermal performance of retrofitted secondary glazed windows, involving installation of an additional windowpane, in a residential context in Australia. Design/methodology/approach: In situ temperature measurements were collected from the surfaces of retrofitted secondary glazed windows in two residential buildings in the Australian Capital Territory. The heat loss savings and subsequently the electricity savings were calculated based on these temperature measurements. Findings: Heat loss reductions of up to 60.8% and electricity savings of up to 9.96% could be achieved by retrofitting single glazed windows with secondary glazing. The findings suggest that the thermal performance of retrofitted secondary glazed windows is comparable to double glazed windows. Practical implications: Multiple glazed windows provide better energy efficiency, thermal and acoustic performance compared to single glazed windows. It is estimated, however, that 85% Australian buildings still have single glazed windows. Secondary glazing has emerged as a cost-efficient and easier-to-install alternative to double glazed windows. The results of this research can contribute to a wider market uptake of secondary glazed windows in Australia by showing that they have similar thermal performance to double glazed windows. Originality/value: This research is a first attempt to empirically measure the thermal performance of retrofitted secondary glazed windows with an additional windowpane in a residential setting in Australia. Secondary glazing is the provision of an additional windowpane to the original single glazed window. Previous studies in Australia have focused on performance of double glazed windows.

17. A framework for developing green building rating tools based on Pakistan’s local context

Abstract

Most countries have developed green building rating tools that are based on social, environmental, and economic dimensions. Pakistan followed a similar approach and has developed a rating tool known as Sustainability in Energy and Environmental Development (SEED). However, SEED is built on developed western countries’ rating tool standards which do not address Pakistan’s unique local context, especially from the cultural and governmental perspectives. This research aims to fill this research gap by developing a holistic framework of building rating tools that incorporates cultural and governmental dimensions. Based on an extensive literature review, a hypothetical framework, incorporating Pakistan’s unique local contexts and adding cultural and governmental dimensions to the widely adopted social, environmental, and economic dimensions of sustainability, was proposed in this paper. This framework was further validated by in-depth interviews with multiple stakeholders in Pakistan. A qualitative analysis of the interview results was carried out, and the final framework was proposed with key indicators, reflecting all five dimensions of sustainability. The verified sustainability framework can be used to improve or develop green building rating tools for Pakistan, and it can also inform other developing countries’ rating tool development.

18. Varying interest rate sensitivity of different property sectors: cross-country evidence from REITs

Abstract

PurposeRecognising that different property sectors have distinct risk-return characteristics, this paper assesses whether changes in the level and volatility of short- and long-term interest rates differentially affected excess returns of sector-specific Real Estate Investment Trusts (REITs) in the Pacific Rim region between July 2006 and December 2018. The strategic property risk management implications for sector-specific REITs are also identified.Design/methodology/approachDaily excess returns between July 2006 and December 2018 are used to analyse the sensitivity in the level and volatility of interest rates for REITs among office, retail, industrial, residential and specialty REITs across the USA, Japan, Australia and Singapore. The generalised autoregressive conditionally heteroskedastic in the mean (GARCH-M) methodology is employed to assess the linkage between interest rates and excess returns of sector-specific REITs.FindingsCompared with diversified REITs, sector-specific REITs were less sensitive to short- and long-term interest rate changes across the USA, Japan, Australia and Singapore between July 2006 and December 2018. Of sector-specific REITs, retail and residential REITs were susceptible to interest rate movements over the full study period. On the other hand, office and specialty REITs were generally less sensitive to changes in the level and volatility of short- and long-term interest rate series across all markets in the Pacific Rim region. However, the interest rate sensitivity of industrial REITs was somewhat mixed. This sector was sensitive to interest rate movements, but no comparable evidence was found since the onset of GFC.Practical implicationsThe insignificant exposure to interest rate risk of sector-specific REITs may imply that they have a stronger interest rate risk aversion and greater hedging benefits than their diversified counterparts, particularly for office and specialty REITs. 19. The determinants of homeownership affordability in Greater Sydney: evidence from a submarket analysis

Abstract

Recognising the existence of socio-economic and demographic disparities across metropolitan cities such as Greater Sydney, this study gauges the determinants of homeownership affordability in the different regions of Greater Sydney using local government area (LGA) data over 1991–2016 with a system generalised method of moments (GMM) and a panel error correction model (ECM). The results of the study showed that the determinants of homeownership affordability vary across the regions of Greater Sydney. Although house price and median personal income are the key drivers of homeownership affordability across all regions, the difference in the magnitude of these determinants between regions have also been documented. Specifically, Western Sydney is more sensitive to income and house price change than the other regions. In addition, Western Sydney is also sensitive to other determinants (i.e. housing supply, residential population, median rent, and housing investors), while no comparable evidence is found for the other regions. This clearly highlights the differences across regions and the importance of submarket considerations in the analysis of homeownership affordability. 20. Macro-Impacts of Air Quality on Property Values in China—A Meta-Regression Analysis of the Literature

Abstract

Air pollution has received increasing attention in recent years, particularly in China, due to the rapid industrialisation that has wrought intense levels of air pollution. A number of studies, therefore, have been devoted to quantifying the impacts of air pollution on property value in China. However, the empirical results are somewhat mixed. This naturally raises questions of whether there is a significant relationship between air quality and housing prices and the plausible reasons for the mixed results in previous studies. This study aims to fill this gap by explaining the variations in the findings by a meta-regression analysis. To control for heterogeneity, a weighted least square model was used to explore the factors influencing the magnitude and significance of the air quality effect based on empirical estimates from 117 observations. This study confirms that air quality does have a discernible impact on housing prices beyond the publication bias. Besides, the types of air quality indicator and the air data source do significantly influence estimates through affecting both the magnitude of the elasticity and the partial correlation coefficient (PCC). Further, the selections of control variables and estimation approaches also have significant impacts on estimates. This study also finds that published papers tend to be biased towards more economically significant estimates. The implications of the findings have also been discussed.

21. Transportation infrastructure improvement and real estate value: impact of level crossing removal project on housing prices

Abstract

This paper studies the impact of removing the level crossing, which constitutes traffic hazard to the society, on house prices by conducting a quasi-natural experiment using the Level Crossing Removal Project (LXRP) implemented by the Victoria state government in Australia since 2015. Using a difference-in-differences method, we analyzed the changes in housing prices due to the improvement of transportation infrastructure, gauging the LXRP’s impact on house and unit submarkets separately. We found that the prices for house and unit markets increased significantly after the removal of level crossings, with the value uplift decreasing with distance from the removal site. This paper contributes to the existing literature by adding an empirical study related to the enhancement of infrastructure aiming to improve the traffic safety in the urban context. Unlike previous studies, this study examines the effect of improvement projects for existing infrastructure and provides relevant implications to improve the efficiency of investing public resources in infrastructure improvement.

22. The effectiveness of passive land value capture mechanisms in funding infrastructure

Abstract

Purpose: This study examines the effectiveness of passive value capture mechanisms as an effective form of mechanisms in funding infrastructure from an Australian perspective. The lukewarm response of active value capture mechanisms such as betterment levies in Australia is also discussed. Design/methodology/approach: A case study of the Sydney Metro City and Southwest (SMCSW) project in Sydney is used to illustrate passive value capture mechanisms. Findings: Unlike many developed countries, passive value capture mechanisms have been adopted in Australia. This approach is an effective form of value capture mechanisms to capture the value uplift to offset the total development cost of the SMCSW project. However, this approach is highly sensitive to property transaction activities that could be affected by the general economic conditions and unprecedented events such as the COVID-19 pandemic. Further, there is a widespread discussion of the efficiency of land tax in New South Wales (NSW) in capturing all properties subject to the value uplift. Consequently, a shift towards a broad-based land tax is recommended in which it would provide a more efficient way of infrastructure funding. Practical implications: Policymakers should consider a broad-based land tax for residential and commercial properties in order to improve the efficiency of passive value capture mechanisms. This also highlights property valuers should play a greater role in the development of broad-based land tax system. Originality/value: Previous studies have extensively demonstrated property value impacts of transit investments; very little research assesses the growth of value capture funding mechanisms, particularly passive value capture mechanisms. Specifically, this paper is the first paper to assess the effectiveness of passive value capture mechanisms.

24. Perceived benefits of retrofitted residential secondary glazing: an exploratory Australian study

Abstract

PurposeRetrofitting single glazing with double glazing saves energy and enhances indoor comfort, however replacement can be expensive. Secondary glazing is an easier-to-install, cost-effective retrofit alternative. There is a gap in the literature about post-retrofit occupant satisfaction with secondary glazed windows in Australia.Design/methodology/approachThis research addresses this gap, with an online survey completed by 56 respondents in New South Wales and the Australian Capital Territory who retrofitted secondary glazing. This research seeks a deeper understanding of occupier views. Issues of validity and internal and external reliability were addressed in the research.FindingsStrong satisfaction and significant improvement in indoor comfort was found. Over 80% of respondents felt their home had better thermal and noise insulation. Nearly 79% found a positive impact on their property value and 77% would retrofit secondary glazing if they moved. Occupants considered secondary glazing a suitable technical, economic and environmental alternative to double glazing in retrofits.Research limitations/implicationsThere is a chance of sampling bias; only satisfied respondents answer the survey. Survey data was collected from occupants located in a small geographic area and who used the same manufacturer. Different climatic conditions, varying specifications and quality of installed systems could influence perceptions.Practical implicationsMany reported health and wellbeing improvements, higher comfort, higher property value and willingness to invest in residential energy efficiency measures. These findings need to be more widely known in the Australian market.Originality/valueFew studies focus on retrofitting secondary glazing to Australian residential buildings. This study highlights the social, economic and environmental benefits perceived by occupants post-retrofit.

Tenofovir disoproxil fumurate (TDF) therapy during late pregnancy in highly viremic mothers can reduce residual overt hepatitis B virus (HBV) infections of their infants that occur despite immunoprophylaxis.1,2 Occult HBV infection (OBI) has been defined as the presence of HBV DNA in liver or sera in subjects seronegative for hepatitis B surface antigen (HBsAg).3 OBI has been found in varying proportions of immunized infants born to HBsAg-positive mothers.4-6 We aimed to investigate the impact of maternal TDF therapy during pregnancy on vertically acquired OBI.

26. Does corporate green ranking reflect carbon-mitigation performance?

Abstract

To offer a roadmap for companies to achieve best practices, a new green-ranking system has been launched by the CDP, formerly the Carbon Disclosure Project. This new system, which takes its data from firms’ disclosure of their own carbon-reduction efforts, classifies companies into four ranks, namely, A (leadership), B (management), C (awareness) and D (disclosure), where a higher ranking indicates a greener company. This system replaced the old carbon-disclosure scoring system. However, as participation in the survey that collects the data is voluntary, there is a concern that the carbon disclosure could be a green-washing activity, used for impression management. It is not clear whether this new system can resolve this issue. This study investigates whether corporate green rankings are more closely associated with carbon reduction than carbon-disclosure scoring. We use innovative methods to detect green-washing behaviour by examining the degree of correlation between carbon disclosure and performance versus between green rank and performance. Our empirical results show that there a significant positive link between green ranking and carbon performance, whereas a positive association between disclosure scoring and carbon performance is not found under the old carbon-reporting mechanism. This likely means that this new system has to a certain extent reduced green washing in our sample firms, among other implications.

Purpose: As significant listed property investment vehicles, industrial and logistics REITs (I&L REITs) have recently enhanced their property portfolios, often replacing the traditional industrial properties with logistic properties to gain strategic exposure to recent e-commerce trends. This paper aims to assess the investment performance of I&L REITs by assessing the significance, risk-adjusted performance and portfolio diversification benefits of I&L REITs in the Pacific Rim region from July 2011 to December 2018. The strategic property investment implications for I&L REITs are also identified. Design/methodology/approach: Monthly total returns from July 2011 to December 2018 were used to analyse the risk-adjusted performance and portfolio diversification benefits for I&L REITs in the United States, Japan, Australia and Singapore. An asset allocation diagram was employed to assess the strategic role of I&L REITs in a mixed-asset portfolio in each case. Findings: I&L REITs generally possessed superior average annual returns compared with the other sub-sector REITs, stocks and bonds in the United States, Japan, Australia and Singapore between July 2011 and December 2018, with desirable portfolio diversification benefits. Importantly, a more significant role for I&L REITs was generally observed in the mixed-asset portfolio compared to the other sub-sector REITs in each of these four markets across the broad portfolio risk spectrum. This reflects I&L REITs delivering enhanced portfolio returns and offering portfolio diversification benefits in a mixed-asset portfolio in the United States, Japan, Australia and Singapore. Digital tools and marketing have been widely adopted in various industries throughout the world. These tools have enabled companies to obtain real-time customer insights and create and communicate value to customers more effectively. This study aims at understanding the principles and practices of sustainable digital marketing in the Malaysian property development industry by investigating the extent to which digital marketing has been adopted, the impediments to its adoption, and the strategies to improve digital capabilities for the local context. Digital marketing theories, practices, and models from other industries are adopted and applied to the local property development industry to lay the foundation for making it smart and sustainable. This paper proposes a marketing technology acceptance model (MTAM) for digital marketing strategy and capability development. The key factors used in the model are ease of use, perceived usefulness, perceived cost, higher return, efficiency, digital service quality, digital information quality, digital system quality, attitude towards use, and actual use. The model and hypothetical relationships of critical factors are tested using structural modeling, reliability, and validity techniques using a sample of 279 Malaysian property development sector representatives. A quantitative approach is adopted, using an online questionnaire tool to investigate the behavior of respondents on the current digital marketing practices and capabilities of Malaysian property development companies. The results show that the sample property development companies are driven by the benefit of easily obtaining real-time customer information for creating and communicating value to customers more effectively through the company brand. Abstract

Background IQ script enabled radiation oncology (RO) Care Plans are a unique functionality of the MOSAIQ oncology information system and enables standardization of clinical workflow via predefined order sets, strategic launching of assessment forms, and automated forwarding of clinical tasks. However, the development of RO Care Plans is center-specific and must be adapted to each center's clinical workflow. To our knowledge, little to no guidelines exist for RO Care Plan implementation. This article is a collaborative article from 5 different centers of varying sizes and adoption stage that provides consensus strategies for RO Care Plan development. Methods In 2016, 5 different centers of varying sizes and adoption stages met to develop strategies for RO Care Plan development. Before the meeting, an initial draft was circulated to all participating centers for feedback and incorporated into a refined document. The refined recommendations underwent a formal, 3-stage consensus process mediated by a radiation therapist to arrive at the final document. Results Overall, 17 recommendations were provided that focused on 7 areas of Care Plan development: (1) predevelopment planning, (2) current-state RO workflow evaluation, (3) future-state RO integration planning, (4) Care Plan authoring, (5) pre-implementation, (6) implementation, and (7) post-implementation evaluation and review. Conclusions Care Plan development is a center-specific process, and the resulting recommendations provide a blueprint for a broad range of cancer centers for implementing Care Plans, or similar oncology information system modules, into their clinical processes.

32. The value-added role of sector-specific REITs in Australia

Abstract

Australian sector-specific REITs (A-REITs) have grown significantly in recent years. This raises the issue of whether sector-specific A-REITs play a value-added role compared with diversified A-REITs. Despite the rapid growth of sector-specific A-REITs, limited studies have been devoted to it. Hence, this study aims to compare sector-specific A-REITs with diversified A-REITs by assessing risk-return performance, portfolio diversification benefits and portfolio allocation strategies for sector-specific A-REITs over January 2000 – August 2018. The results suggest that sector-specific A-REITs play a value-added and strategic role in an Australian mixed-asset portfolio, with superior risk-adjusted returns, enhanced portfolio diversification benefits and increased portfolio returns compared with that for diversified A-REITs. This supports the notion of specialisation value in an A-REIT context. The practical listed property investment implications regarding the value-added and strategic role of sector-specific A-REITs are also identified.

The purpose of this paper is to assess the effectiveness of residential J-REITs in a mixed-asset portfolio context in Japan by assessing the significance, risk-adjusted performance and portfolio diversification benefits of residential J-REITs over July 2006–August 2018. Abstract

In this study, two intelligent classifiers, the AdaBoost-based incremental functional neural fuzzy classifier (AIFNFC) and the AdaBoost-based fixed functional neural fuzzy classifier (AFFNFC), are proposed for solving the classification problems. The AIFNFC approach will increase the amount of functional neural fuzzy classifiers based on the corresponding error during the training phase; while the AFNFC approach is equipped with a fixed amount of functional neural fuzzy classifiers. Then, the weights of AdaBoost procedure are assigned for classifiers. The proposed methods are applied to different classification benchmarks. Results of this study demonstrate the effectiveness of the proposed AIFNFC and AFFNFC methods.

Abstract

Microwave-assisted pyrolysis with chemical activation was developed and optimized to transform orange peel into activated carbon (AC) desirable for use as a dye adsorbent. The orange peel was first carbonized via microwave-assisted pyrolysis to produce a biochar, which was then activated and converted into AC via chemical impregnation coupled with microwave-assisted pyrolysis. The process parameters involved was optimized to maximize the yield of AC and its adsorption efficiency on malachite green dye using response surface methodology adopting central composite design. The use of microwave-assisted pyrolysis provided a fast heating rate and short process time in converting orange peel into AC, recording a heating rate of up to 112 °C/min in a process taking about 25 min, representing a method that is potentially faster and more energy efficient compared to that shown by the method commonly performed using conventional heating source (≥1 h). The results showed that AC with the highest yield (87 wt% of biochar) and optimal adsorption efficiency (28.5 mg of dye/g of AC) can be obtained by performing chemical impregnation at an impregnation ratio of 1:1 coupled with microwave-assisted pyrolysis under microwave irradiation (heating) for 5 min using 550 W of microwave power. The addition of chemical activation with alkali metal hydroxides resulted in the production of AC with improved properties. The AC showed a highly porous structure containing high content of fixed carbon (83 wt%) and high BET surface area (1350 m 2 /g). The adsorption–desorption isotherm showed a combination of Type I and Type II isotherms, which indicates the presence of microporous-mesoporous structure, thus exhibiting a characteristic of improved pores accessibility and high adsorption capacity. Combined with the detection of low ash (3.2 wt%) and moisture content (5 wt%), the AC shows great promise as a high-grade dye adsorbent with high adsorption capacity and potentially increased durability since a low moisture content could increase the rate of adsorption of dye contaminants and a high ash content could promote undesirable catalytic reactions and reduce the adsorption capacity and reactivation efficiency of AC. The recovery of AC with improved properties and the desirable process features (fast heating rate, short process time) suggest the great potential of this method as an alternative for the treatment and recovery of fruit peel.

Abstract

Poetry is both physical and mobile: it moves us, and moves in us. This essay focuses on the role of the moving body in the work of Klopstock, with a brief excursus into Goethe's poetry. Klopstock conceived of poetry as a kind of dance, and his innovations in prosody consisted of an intensification of the physical dimension of poetry. He consistently challenged the assumption underlying dualistic philosophies: namely, that the physical and the metaphysical, the tangible and the intangible, are ultimately separate. In his work, it is precisely the substance and weight of language which allows poetry to spin into the realms of the spiritual. His theory and practice is, therefore, thoroughly in tune with the premises of the modern notion of embodied cognition.

Abstract

Used frying oil (UFO), a waste produced in large volume each year worldwide, represents a potential resource for biofuel production rather than a disposal problem for modern society. Pyrolysis technique using microwave heating offers a promising approach for the conversion of UFO into biofuel products with improved properties. In this study, pyrolysis of UFO was performed by contacting with a bed of microwave absorbents heated by microwave radiation. The pyrolysis approach was examined using different materials as the reaction bed, comprising particulate carbon, activated carbon and mesoporous aluminosilicate (MCM-41). The use of particulate and activated carbon as the reaction bed provided a fast heating rate and extensive cracking capacity to pyrolyze the used oil, thus showing favorable features that could lead to short process time and less energy usage. This resulted in a production of a high yield of a biofuel product (up to 73 wt%) in a process taking less than 35 min. The biofuel showed a composition dominated by light C$_{5}$-C$_{20}$ aliphatic hydrocarbons with low amounts of oxygenated compounds (≤11%). In particular, the oil product obtained from activated carbon bed showed a low nitrogen content and was free of carboxylic acid and sulphur. The absence of carboxylic acids with low amounts of oxygenated compounds could reduce the formation of oxygenated by-products that could generate undesirable acidic tar or potentially hazardous sludge in the biofuel during storage. Combined with the detection of a high calorific value (46 MJ/kg) nearly comparable to diesel fuel, the biofuel shows great promise to be upgraded for use as a ‘cleaner’ fuel source with potentially reduced oxygenated by-products plus low or zero emissions of NO$_{x}$ and SO$_{x}$ during the use of the fuel in combustion process. This study also revealed that the use of activated carbon bed results in the highest energy recovery (88–90%) from the used frying oil. Our results demonstrated that the use of a microwave-heated reaction bed of activated carbon shows great potential as an improved and sustainable pyrolysis approach that is energy-efficient and timesaving for the recycling of used frying oil into a biofuel product with desirable properties. This pyrolysis approach provides an alternative to transesterification that avoids the use of solvents and catalysts, and thus could be developed further as a promising route to recycle various types of waste and biomass materials.

Abstract

We study the processes e(+)e(-) -> K+K-pi(+)pi(-)gamma, K+K-pi(0)pi(0)gamma, and K+K-K+K-gamma, where the photon is radiated from the initial state. About 84000, 8000, and 4200 fully reconstructed events, respectively, are selected from 454 fb(-1) of BABAR data. The invariantmass of the hadronic final state defines the e(+)e(-) center-of- mass energy, so that the K+K-pi(+)pi(-)gamma data can be compared with direct measurements of the e(+)e(-) -> K+K-pi(+)pi(-) reaction. No directmeasurements exist for the e(+)e(-) -> K+K-pi(0)pi(0) or e(+)e(-) -> K+K-K+K- reactions, andwe present an update of our previous result based on a data sample that is twice as large. Studying the structure of these events, we find contributions froma number of intermediate states and extract their cross sections. In particular, we perform a more detailed study of the e(+)e(-) -> phi(1020)pi pi gamma reaction and confirm the presence of the Y(2175) resonance in the phi(1020)integral(0)(980) and K+K-integral(0)(980) modes. In the charmonium region, we observe the J/psi in all three final states and in several intermediate states, as well as the psi(2S) in some modes, and measure the corresponding products of branching fraction and electron width. Abstract

Based on the full BABAR data sample, we report improved measurements of the ratios R(D-(*())) = B((B) over bar -> D-(*()) tau(-)(nu) over bar (tau))/B((B) over bar -> D-(*()) l(l)(-)(nu) over bar (l), where l is either e or mu. These ratios are sensitive to new physics contributions in the form of a charged Higgs boson. We measure R(D) = 0.440 +/- 0.058 +/- 0.042 and R(D*) = 0.332 +/- 0.024 +/- 0.018, which exceed the standard model expectations by 2.0 sigma and 2.7 sigma, respectively. Taken together, our results disagree with these expectations at the 3.4 sigma level. This excess cannot be explained by a charged Higgs boson in the type II two-Higgs-doublet model.
