Efficient management of space resources is one of the main factors of prosperous economic development of an area. Technological development enables an integration of attributes linked to space, creating a spatial informational support for increasingly more complex social communities. An important component of these systems is mass real estate valuation, especially in urban areas. The paper explains data modelling and storage of a 3D test area space model into a spatial database and describes a procedure of visibility calculation as a real estate valuation factor for a part of the City of Zagreb. In the paper, visibility is presented as a visibility polygon, a two-dimensional geometric shape drawn by intersecting a continuous visibility border in all directions from the object weight centre, considering the intersection of horizontal vision and obstacles. A matching visibility polygon is attached to each building in the whole test area, under the assumption that the polygon area can be correlated to a positive or negative influence on real estate value. Valuation of real estate is an important factor in the economic and political development of a modem state. Modem real estate valuation systems at national level are based on spatial data, both cadastral and topographic, which are maintained using advanced technologies -spatial databases in particular. Through adequate modelling, by combining data from the existing databases, it is possible to create a national system for real estate valuation. This paper first gives an elaboration of possible characteristics of a digital terrain model database, and continues to describe an approach to automatic calculation of 3D characteristics, i.e. the slope and the azimuth of a cadastral parcel. The system response time to queries for a single cadastral parcel was measured, as well as for a set of 5100 cadastral parcels, in an implementation based on the Oracle 10g spatial data-base. Property valuation is an important part of an efficient Land Administration System (LAS). To conduct fair and correct assessments, accessing accurate and up-to-date information for each property unit is vital. A collaborative research initiative has proposed an international Valuation Information Model Package that extends the ISO 19152:2012 Land Administration Domain Model (LADM) for specifying the semantics of valuation registries maintained by public authorities. The aim of this paper is to assess the possibility of using existing authoritative land and other public registries data as a basis of mass property valuation for public purposes. The results indicate that some of the required data already exists but is divided across different key registers. As a step towards implementation, identified attributes and parties were modelled using UML use case and class diagrams to explore possible data integration. By applying the proposed real property classification and valuation indicators, the Croatian property valuation system prototype for public purposes can be developed. • Effective mass valuation information system for public purposes can be based on existing authoritative land administration data. • Use of valuation indicators in a distributed environment allows the development of a cost-effective information system. • Valuation by means of authoritative data and based on clearly defined valuation assumptions would raise the transparency level. The article presents an overview of the doctoral dissertation of Miroslav Kuburić about a spatial unit valuation model as basis for mass real estate valuation. The dissertation discusses the concept of mass real estate valuation. The defining attribute structure by which the spatial units are described is discussed.
