Uimahallien ominaisenergiankulutus on keskimäärin 58 % muita palvelurakennuksia suurempi, mikä johtuu pääosin allastilan sisäilmaolosuhteiden hallinnasta: ilmanvaihto ylläpitää allastiloissa korkeaa kosteuspitoisuutta ja lämpötilaa veden haihdunnan vähentämiseksi altaista sekä uimareiden kostealta iholta, sillä haihdunta sitoo merkittävästi lämpöenergiaa. Tiukentuvat energiatehokkuus- ja sisäilman laatuvaatimukset tekevät uimahallien peruskorjauksesta ja uudisrakentamisesta haastavaa. Sisäilmaolosuhteiden hallintaan kuluva energia voidaan kuitenkin jo nykyisillä lämpöpumppujärjestelmillä hyödyntää uimahallin energianlähteenä. Diplomityön tavoitteena oli tunnistaa uimahallien energiatehokkuuteen sekä sisäilman laatuun vaikuttavat tekijät ja niiden hallintamenetelmät. Energiasäästöiltään ja kustannustehokkuudeltaan optimaalisimmiksi ratkaisuiksi nousivat kirjallisuudessa erilaiset lämpöpumppuratkaisut, joiden vaikutusta uimahallin kokonaisenergiankulutukseen sekä sisäilmaston laatuun tutkittiin dynaamisella IDA ICE -simuloinnilla. Case-kohteeksi valittiin Monitoimikeskus Vesileppis, jossa ei ole vielä hyödynnetty nykyisiä lämmöntalteenottoratkaisuja. Kylpylän kohdekäynnillä havaittiin, että kylpyläosaston sisäilmasto-olosuhteet eivät vastanneet ohjearvoja, mikä aiheutti ilmanvaihtokoneen sekä allasvesien lämmityksen energiantarpeen kasvun. Pelkästään allastilan ilmanvaihtokoneen päivittämisellä nykyaikaiseen, ristivirtalevylämmönsiirtimellä ja lämpöpumpulla varustettuun malliin koko uimahallirakennuksen kaukolämmöntarve väheni 24 % lähtötilanteeseen verrattuna, kun taas ylijäämälämmön johtaminen allasvesien kiertoon vähensi kaukolämmöntarvetta jo yli 37 %. Lisäksi ilmanvaihtokoneen ohjaus sisäilman laatuparametrien raja-arvojen mukaisesti nosti kylpylän sisäilmaolosuhteet oikealle tasolle ja vähensi esimerkiksi allasvesien lämmitystarvetta jopa noin 10 %. The aim of the thesis was to identify the factors influencing the energy efficiency and indoor air quality of swimming halls and their management methods. Different heat pump solutions emerged as the most optimal solutions in the literature review in terms of energy savings and cost efficiency. The effect of the heat pump solutions on the total energy consumption of the swimming hall and the quality of the indoor air was studied with dynamic IDA ICE simulation. The Sport and Spa Center Vesileppis was chosen as the case building, where the modern heat recovery solutions have not yet been utilized. During the site visit to the spa, it was also found that the indoor air conditions of the spa did not meet the guideline values, which caused an increase in the energy demand of the air handling unit and the pool water heating. By upgrading the pool room air handling unit (AHU) to a modern model with a cross-flow plate heat exchanger and a heat pump, the district heating demand of the entire spa was reduced by 24 % compared to the initial situation, while transferring excess heat from the heat pump to the pool water circuit reduced heating demand by more than 37 %. In addition, controlling the AHU in accordance with the limit values of the indoor air quality parameters improved the indoor air conditions in the spa to the acceptable level and reduced the need for heating

Poor acoustic environments coupled with excessive noise levels in indoor sports facilities can lead to annoyance and miscommunication between occupants or can potentially cause negative long-term effects on auditory health. In this thesis, 18 sports halls across 14 different facilities in the Helsinki metro area were measured with respect to three acoustic parameters (reverberation time, Speech Transmission Index (STI), and weighted noise level) in order to determine the quality of their respective acoustic environments, and whether adherence to current regulation was maintained. The work is part of the broader LIIKU project, which investigates the indoor air environment in the selected facilities. Regulations currently use reverberation time almost exclusively as the parameter determining the quality of an acoustic environment. Measurements were split into empty room impulse response measurements and occupied room noise level measurements. Procedures were kept as similar as possible to minimize the amount of variables affecting results. The results showed that less than half of the halls meet current regulation limit values. However, certain halls that do not meet limits exhibit better STI results that some halls that do, indicating potentially acceptable acoustic environments. Noise level measurements were heavily affected by the Covid-19 pandemic due to restrictions on the capacity of indoor facilities. These results are therefore not representative of an everyday situation. Current Finnish regulations have been shown to not be adequate in determining a good acoustic environment, as reverberation time is not the sole factor. STI should be also included in new regulations, multiple sets of limit values should be established to account for the wide variety of sports hall types, and steps should be taken to improve the acoustic qualities of the halls that vastly exceed the limit values.

Rakennusten kosteus- ja homevauriota esiintyy niin vanhoissa kuin uusissakin rakennuksissa.Kosteusvaurioriskien varhaisella tunnistamisella voitaisiin ennaltaehkäistä vaurioiden syntymistä tai laajenemista ja sen myötä välttää kosteusvaurioihin liittyviä terveyshaittoja. Tämän tutkimuksen tavoitteena oli selvittää, voidaanko rakennuksen kosteusriskit havaita reaaliaikaisen olosuhdemittauksen keinoin, mahdollisesti jopa ennen varsinaisen kosteusvaurion syntymistä. Diplomityö on jaettu kolmeen tutkimuskysymykseen: 1. Mitä sisäilman ja/tai rakenteiden ominaisuuksia ja pitoisuuksia tulisi mitata kosteusriskien havaitsemiseksi? 2. Mistä tutkimuskysymyksen 1 ominaisuuksia ja pitoisuuksia tulisi mitata? 3. Millaisilla mittalaitteilla mittaukset tulisi suorittaa? Diplomityön aineistonkeruumenetelmänä käytettiin pääasiassa kvalitatiiviselle tutkimukselle tyypillisiä puolistrukturoituja asiantuntijahaastatteluita. Asiantuntijat jaettiin kahteen ryhmään, joista ensimmäinen ryhmä koostui rakennusfysiikan, rakennustekniikan, sisäilman,kuntotutkimusten ja huollon sekä ylläpidon alan asiantuntijoista; toinen ryhmä koostui mittalaiteteknologian asiantuntijoista. Haastateltuja asiantuntijoita oli yhteensä 14. Tehokkaimmiksi tavoiksi havaita kosteusvaurioita tai kosteusvaurioriskejä koettiin rakenteiden suhteellisen kosteuden mittaaminen, rakenteiden pintakosteuden osoittaminen, painesuhteiden mittaaminen, ilmankosteuden mittaaminen, materiaalinäytteiden mikrobianalyysit sekä lämpökamerakuvaukset. Edellä luetelluista analyyseista ja mittauksista voidaan reaaliaikaisiin mittauksiin soveltaa rakenteiden suhteellisen kosteuden, painesuhteiden ja ilmankosteuden mittaamista. Mittapisteiden valinnan haasteet kohdistuivat pääasiassa rakenteiden suhteellisen kosteuden mittauksiin. The forming and expansion of moisture damages could be prevented by early detection so the moisture damage related adverse health effects could be avoided. The aim of the study was to research the possibilities of detecting the moisture damage risks of buildings due real-time sensing even before the actual moisture problems exist. Master’s thesis was divided in three research questions: 1. Which features and contents of indoor air and/or structures should be measured to detect moisture risks? 2. From where these features and contents should be measured? 3. With what kind of instruments, the measurements should be executed? The study was implemented as a quantitative semi-structured interview study. The interviewees were divided in two groups where the first answered to research questions 1 and 2, and the second to research question number 3. The first group consists of professionals of the fields of building physics, building technology, indoor air and building maintenance; the second group consists of professionals of the measuring instruments’ field. There were in total 14 interviewees. The most efficient practices to detect the moisture problems and risks were experienced to be the measurements of relative humidity of structures, the measurements of surface moisture, the measurements of differential pressure, the measurements of relative humidity of air, the microbe analysis of material samples and the thermal imaging. From these measurements and analysis, the measurements of relative humidity of structures, he measurements of differential pressure and the measurements of relative humidity of air are available as a real-time sensing. Occupants may complain about indoor air quality in closed spaces where the officially approved standard methods for indoor air quality risk assessment fail to reveal the cause of the problem. This study describes a rare genus not previously detected in Finnish buildings, Acrostalagmus, and its species A. luteoalbus as the major constituents of the mixed microbiota in the wet cork liner from an outdoor wall. Representatives of the genus were also present in the settled dust in offices where occupants suffered from symptoms related to the indoor air. One strain, POB8, was identified as A. luteoalbus by ITS sequencing. The strain produced the immunosuppressive and cytotoxic melinacidins II, III, and IV, as evidenced by mass spectrometry analysis. In addition, the classical toxigenic species indicating water damage, mycoparasitic Trichoderma, Aspergillus section Versicolores, Aspergillus section Circumdati, Aspergillus section Nigri, and Chaetomium spp., were detected in the wet outdoor wall and settled dust from the problematic rooms. The offices exhibited no visible signs of microbial growth, and the airborne load of microbial conidia was too low to explain the reported symptoms. In conclusion, we suggest the possible migration of microbial bioactive metabolites from the wet outdoor wall into indoor spaces as a plausible explanation for the reported complaints.

This research assesses whether the perceived indoor air quality (IAQ) can be improved with additional sensors in older buildings. The research does not investigate IAQ in its broadest sense, but focus on phenomena perceived by the human senses, such as thermal comfort. The effects of the maintenance of technical systems on perceived IAQ are also studied. In the study, 2506 sensors were installed in 29 public buildings in nine cities in Finland. The change in studied indicators was measured over four years and compared to 65 buildings in the comparison group. The study provides an objective view of the usefulness of BAS-connected and cloud-based sensors. The study also shows that a building owner considering introducing cloud technology to improve perceived IAQ should also be prepared to reform property maintenance processes. The study showed that additional sensors connected to the BAS improve thermal stability. No such improvement was observed in sensors connected to cloud services.

The emissions of volatile organic compounds (VOCs) from building materials may significantly contribute to indoor air pollution, and VOCs have been associated with odor annoyance and adverse health effects. Wood materials together with coatings are commonly used indoors for furniture and large surfaces such as walls, floors, and ceilings. This leads to high surface-to-volume ratios, and therefore, these materials may participate remarkably to the VOC levels of indoor environment. We studied emissions of VOCs and carbonyl compounds from pinewood (Pinus sylvestris) boards of 10% and 16% moisture contents (MC) with three paints using small-scale test chambers (27 L). The emissions from uncoated pinewood and paints (on a glass substrate) were tested as references. The 28-day experiment showed that the VOC emissions from uncoated pinewood were lower from sample with 16% MC. Painted pinewood samples showed lower emissions compared to paints on glass substrate. Additionally, paints on 16% MC pinewood exhibited lower emissions than on drier 10% MC wood. The emissions from painted pinewood samples were dominated by paint-based compounds, but the share of wood-based compounds increased over time. However, we noticed differences between the paints, and wood-based emissions were clearly higher with the most permeable paint.

Kiinteistötietoa on saatavilla valtava määrä, mutta sen hahmottaminen, yhdistäminen ja analysointi on haastavaa. Tutkimuksen tavoitteina on selvittää kiinteistöomaisuuden ja kiinteistötiedonhallinnan nykytila, sekä tutkia pystytäänkö onnistuneella ja organisoidulla kiinteistötiedonhallinnalla ja sen yhdistämisellä paikkatietoon vaikuttamaan suoraan kiinteistösijoitustoiminnan tehokkuuteen ja kannattavuuteen. Tutkimuksen ensimmäisessä teoriaosuudessa tutustutaan kiinteistöliiketoimintaan ja erityisesti kiinteistösijoitustoimintaan. Tämän lisäksi paneudutaan kiinteistön arvon määrittämiseen sekä kassavirtalaskelmien merkitykseen kiinteistösijoittajien työkaluna. Toinen teoriaosuus käsittelee paikkatietoon liittyvää teoriapohjaa. Paikkatiedon teorian lisäksi luvussa selvitetään makro- ja mikrotasojen erot kyseisessä kontekstissa. Tämän lisäksi luvussa esitellään kiinteistöalalla ja muilla teollisuudenaloilla hyödynnettyjä makrotason paikkatietoratkaisuja sekä niiden vaikutuksia ympäristöön ja liiketoimintaan. Itse tutkimus koostuu puolistrukturoidusta haastattelututkimuksesta, tulosten analyysista, ratkaisuehdotuksesta ja esimerkkilaskelmasta. Haastattelututkimuksessa haastateltiin Suomessa toimivia kiinteistösijoittajia, jotka hallinnoivat liike- ja toimistokiinteistöjä. Haastatteluun osallistui seitsemän henkilöä viidestä eri sijoitusyhtiöstä. Haastatteluiden myötä saatiin luotua kattava käsitys kiinteistötiedonhallinnan nykytilasta sekä siihen liittyvistä tunnistetuista haasteista. Tärkeimmät löydökset liittyivät ajantasaisen kiinteistötiedon vaikutuksiin kiinteistösijoitustoiminnan kannalta. Tutkimuksessa havaittiin mahdollista kassavirtapotentiaalia, mikäli kohteiden laajuustietojen oikeellisuudesta pystyttäisiin varmistumaan. Haastatteluiden mukaan kiinteistösijoittajien luottamus laajuustietojen oikeellisuuteen on heikko, minkä myötä varmistettujen laajuustietojen avulla pystyttäisiin löytämään uutta vuokrattavaa alaa tai madaltamaan vajaakäyttöastetta. The aim of this study is to find out how the information is managed at present, and study if it is possible to affect the profitability of real estate investment business through successful management of the real estate information. In addition to those the use of spatial data together with successful management of real estate information is studied. In the first theory part of the study the real estate business and real estate investment business is introduced. Additionally, the valuation standards of real estate and cash flow as a tool is reviewed. The second theory part of the study introduces spatial data theory. Spatial data is reviewed on macro level and micro level and the differences are explained. Also, some examples regarding the implementation of spatial data systems from other industries, as well as real estate industry, is introduced. Study itself consists of semi-structured survey study, analysis of the results, proposed decision and example calculations. Real estate investors investing in commercial and office properties in Finland were studied in the survey. Seven people from five different investment companies took part in the survey. During the survey comprehensive insight of the present state of real estate information management was formed. The most interesting findings were related to the effects of real time real estate information on real estate investments. In the study the potential of new cash flow was found if area information of the buildings could be validated. According to the survey the confidence of the real estate investors towards the validity of area information is inadequate, which leads us to that along with validated area information potential of new cash flow could be found. Recently, water damages during construction and the moisture- and mold damages in old structures have drawn a significant amount of media attention. The unsuccessful concrete drying process is one of the single significant causes of the moisture damages, which has raised a question if the circumstance control is efficient enough. The new tightening regulations and expectations regarding the moisture safety puts pressure on the construction companies to accelerate the circumstance control. The circumstance control process covers the entire life cycle of the building. The primary purpose is to ensure that no additional moisture gets in the concrete structures. In addition to the moisture- and mold damages, the additional moisture can cause a significant delay in schedule and extra costs. The aim of this thesis was to determine how circumstance control is planned and executed in Finland and how it could be improved. This thesis focused on the control measures planned and executed during the construction phase by the main contractor. Special attention was paid to the drying process of concrete floor structures. The study is divided into two sections: the first section is a literature review about the circumstance control and moisture in concrete, and the second is empirical research. Empirical research was conducted through a case study of a construction company, and the research studied nine construction sites of the case company. The research data was gathered from the circumstance control-related documents obtained from the case sites, the interviews with the clerical workers at the case sites, and an opinion survey. The research revealed that the level of circumstance control varies a lot between projects. The highlighted challenges in circumstance control are the changing weather conditions, difficulty estimating the drying-out time of concrete structures accurately, and inadequate feasibility of rushed plans. Tämän diplomityön tavoitteena oli selvittää, miten olosuhdehallinta suunnitellaan ja toteutetaan Suomessa ja miten olosuhdehallintaa voitaisiin tehostaa. Tutkimus keskittyy olosuhdehallinnan toimiin, joita voidaan suunnitella ja toteuttaa pääurakoitsijan toimesta rakennusvaiheessa. Erityishuomio suunnattiin betonilattiarakenteiden rakennekosteuden kuivattamiseen. Tutkimus on jaettu kahteen osaan: ensimmäinen osa on kirjallisuuskatsaus olosuhdehallinnasta sekä betonin kosteudesta ja toinen on empiirinen tutkimus. Empiirinen tutkimus toteutettiin tapaustutkimuksena rakennusliikkeestä ja tutkimuksessa tarkasteltiin yhdeksää case-yrityksen työmaata. Tutkimuksen data koostuu case-työmailta kerätyistä olosuhdehallintaan liittyvistä dokumenteista, case-työmaiden toimihenkilöiden haastatteluista sekä kyselytutkimuksesta. The impact of global warming and its subsequent temperature changes have led to a situation in which the current society needs to react to assure sustainable growth in the future. The current energy sector has been revolutionized by new technological solutions that aim to reduce the impacts of human actions in terms of carbon footprint and other detrimental substances. Globally the building sector accounts for 30 % of the total final energy consumption and indirectly causes a major part of these substances. The sector can participate in the actions aimed to decrease the environmental load of energy usage with services, such as virtual power plants. The new services can affect the received indoor environmental quality (IEQ) because the power usage of large electrical devices, such as the HVACs, are adjusted. In terms of human wellbeing and safety, these solutions should ensure that the effects are negligible or the previous comfort levels can be sustained. People spend more than 90 % of their time indoors and breathe over 13 500 liters of air per day. The possible straight effects of decreased IEQ on occupants are increased discomfort and stress levels, decreased productivity level and weakened health. These impacts can have negative monetary effects on the companies. The research was conducted by field measurements and the data was then analyzed and the indoor environmental quality was simulated based on the most used environmental guidelines and certifications. The field measurements were conducted is the shopping mall Sello in Espoo, Finland in February and March 2020. It should be noted that the field measurement was performed before any decisions or actions by any party regarding the coronavirus COVID-19 were taken. This research studied the effects of a virtual power plant to the indoor environmental quality. Kyseisten ratkaisuiden tulisi varmistaa, etteivät niiden vaikutukset ole negatiivisia hyvinvoinnin ja turvallisuuden kannalta ja aiemmat tyytyväisyystasot pysyvät muuttumattomina. Ihmiset viettävät yli 90 % ajasta sisätiloissa ja hengittävät yli 13 500 litraa ilmaa päivässä. Huonojen sisäolosuhteiden mahdollisia suoria vaikutuksia ovat viihtyvyyden heikkeneminen, stressitasojen nousu, tuottavuuden heikkeneminen ja terveyshaittojen lisääntyminen. Kyseisten vaikutusten rahallinen arvo voi suuri useiden yritysten kustannusrakenteen vuoksi, jos olosuhteita ei säädetä standardien ja asetusten mukaisesti. Tutkimuksen kenttämittaukset tehtiin todellisessa ympäristössä ja mittausdatasta käsiteltiin ja simulointiin yleisimpien asetusten ja standardien mukaisesti. Kenttämittaus suoritettiin kauppakeskus Sellossa Espoossa helmi- ja maaliskuun 2020 aikana. Kokeellinen osuus tehtiin ennen kuin mikään taho oli tehnyt toimia tai päätöksiä koskien koronavirusta COVID-19. Tutkimuksessa keskityttiin selvittämään virtuaalivoimalaitoksen vaikutuksia sisäolosuhteiden laatuun. Tämä diplomityö käsittelee tietomallien laadukkuutta tietosisällön näkökulmasta sekä tietomallin käyttöä rakennusprojektin aikana. Tutkimustyön tavoitteena on selvittää, miten tietomallin laadukkuus palvelee rakennusprojektia sen eri vaiheissa. Rakennusprojektin eri vaiheilla tarkoitetaan tässä työssä suunnittelunohjausta, laskentaa, hankintaa ja tuotantoa. Tutkimustyö jakautuu kahteen osaan kirjallisuuskatsaukseen ja empiiriseen tutkimukseen. Kirjallisuuskatsauksessa käydään läpi tietomallin yleisiä vaatimusohjeistuksia ja tietomallin laatuun vaikuttavia tekijöitä sekä määritellään, mitä laadukas tietomalli tarkoittaa. Katsauksen lopussa käsitellään tietomallin käyttötarkoituksia projektin eri vaiheissa. Empiirinen tutkimus toteutettiin teemahaastatteluiden ja tapaustutkimusten avulla. Haastateltavina olivat eri alojen suunnittelijat, tietomalliasiantuntijat ja projektin eri vaiheiden toimijat. Tapaustutkimuksen kohteina oli kaksi tietomalliltaan onnistunutta projektia. Haastatteluiden ja tapaustutkimusten perusteella saatiin muodostettua tulkinta siitä, mitä tietoa projektin eri vaiheet tarvitsevat ja miten mallia käytetään projektilla sekä mitä hyötyjä mallin käytöstä syntyy. Tulkinta heijastettiin kirjallisuuskatsauksen antamiin tuloksiin. Tutkimuksen tuloksena saatiin viitekehys kuvaamaan, mitä tietomallien tulisi sisältää, jotta niitä voitaisiin hyödyntää projektin eri vaiheessa. Tutkimuksen johtopäätöksissä todetaan, että tietomallien laatu on aina riippuvainen projektista ja sille asetetuista tavoitteista. Tutkimuksen perusteella mallien laatuun vaikuttavat monet eri tekijät, jotka vaihtelevat projektikohtaisesti. Tutkimuksen pohjalta tietomallia voidaan sanoa laadukkaaksi, kun mallit ovat ajantasaisia ja ristiriidattomia sisältäen oikeat tiedot oikeaan aikaan projektin aikana. Toisin sanoen malli on täyttänyt sille alussa asetetut tavoitteet ja käyttötarkoitukset projektilla oikea-aikaisesti. The aim of this thesis is to examine how the quality of building information model supports the construction project at its different phases. Phases includes design management, quantity and cost calculation, procurement and production. The thesis is divided into two parts: literature review and empirical research. The literature review reviews the general requirements for the building information modeling and the factors that affect to the quality of the model and finally defines the meaning of quality in BIM. At the end of the review, different uses of the model during the construction project are discussed. The empirical research was carried out through thematic interviews and case studies. Interviewees included designers, BIM-specialists and different operators and workers from the project. The case study focused on two successful projects where the models were of good quality. Based on the interviews and case study interpretation of the needed data required during the project and the utilization of the model were created. This interpretation was reflected in the results of the literature review. As a result of the study, a framework was provided to describe what kind of information models should contain in order to be used at different stages of the construction project. The conclusion of this thesis is that the quality of building information model is always depending on the project and its objectives. According to the study, the quality is affected by many different factors. Based on the research, building information model can be said to be high class when the models are up-to-date and consistent with the right information at the right time during the project. The aim of this review was to investigate human exposure to relevant indoor air contaminants, predictors affecting the levels, and the means to reduce the harmful exposure in indoor sports facilities. Our study revealed that the contaminants of primary concern are the following: particulate matter in indoor climbing, golf, and horse riding facilities; carbon dioxide and particulate matter in fitness centers, gymnasiums, and sports halls; Staphylococci on gymnasium surfaces; nitrogen dioxide and carbon monoxide in ice hockey arenas; carbon monoxide, nitrogen oxide(s), and particulate matter in motor sports arenas; and disinfection by-products in indoor chlorinated swimming pools. Means to reduce human exposure to indoor contaminants include the following: adequate mechanical ventilation with filters, suitable cleaning practices, a limited number of occupants in fitness centers and gymnasiums, the use of electric resurfacers instead of the engine powered resurfacers in ice hockey arenas, carefully regulated chlorine and temperature levels in indoor swimming pools, properly ventilated pools, and good personal hygiene. Because of the large number of susceptible people in these facilities, as well as all active people having an increased respiratory rate and airflow velocity, strict air quality requirements in indoor sports facilities should be maintained.

Diplomityön tavoitteena oli selvittää julkisissa palvelurakennuksissa peruskorjausten ja uudisrakentamisen jälkeen esiintyviä vaurioita ja muita haittatekijöitä sekä näiden ̶ tässä työssä yhteisnimityksellä ”ongelmatekijät” kutsuttujen tekijöiden ̶ mahdollista havaitsemista peruskorjausta ennen tehdyissä kuntotutkimuksissa. Lisäksi tarkasteltiin havaittujen ongelmien syitä sekä ongelmien ennaltaehkäisemiseksi ja poistamiseksi annettuja toimenpide-ehdotuksia. Tutkimusaineistona oli Helsingin kaupungin ylläpitämä sähköinen huoltokirjapankki Helsingin kaupungin Tilakeskuksen hallinnoimista 2007-2016 peruskorjatuista ja uusista julkisista palvelurakennuksista. Tutkimuksen mukaan kuntotutkimustarpeita oli ilmennyt 45%:ssa tarkastelluista palvelura-kennuksista. Peruskorjattujen rakennusten yleisimmät ongelmatekijät olivat ilmanvaihto-ongelmat (29 % peruskorjatuista rakennuksista), kosteus- ja mikrobivauriot (24 %) ja epä-puhtauksien kulkeutuminen (21 %). Uudisrakennuksissa yleisimmät ongelmatekijät olivat kosteus- ja mikrobivauriot (24 % uusista rakennuksista), ilmanvaihto-ongelmat (19 %) ja kosteusvaurioriski (19 %). Peruskorjauksessa korjaamattomiksi jääneitä ongelmatekijöitä arvioitiin olevan noin 6 % korjauksen jälkeen havaituista ongelmista. Arvioon liittyi kuitenkin paljon epävarmuutta ja vanhoja, aiemmin todettuja, ongelmia saattaa olla rakennuksissa arvioitua enemmän. Ilmanvaihto-ongelmia olivat aiheuttaneet järjestelmien virheelliset painesuhteet sekä huoltoon ja automaatiojärjestelmään liittyvät puutteet. Kosteus- ja mikrobivaurioita peruskorjattuihin rakennuksiin olivat aiheuttaneet vanhat, kosteusteknisesti heikosti toimivat, rakenteet yhdessä alipaineisen ilmanvaihdon ja rakenteiden epätiiviyden kanssa. Uudisrakennuksissa kosteus- ja mikrobivauriot liittyivät pääosin rakennuskosteuteen, mutta osin myös rakenteiden välisten liitosten epätiiviyteen., The master’s thesis was made for The City of Helsinki Real Estate Department´s Premises Centre. It concerns damage in structures and other issues (together called problem makers) in buildings found in condition surveys of public service buildings renovated or built between 2007–2016. The work was based on information in electrical service books of the City of Helsinki. The aim of the thesis was to find out what are the most common issues found in new and renovated buildings. The second aim was to find out if the issues found after renovation had been found in previous condition surveys before the renovation? The demand for condition surveys after the renovation was found in 45 % of both new and renovated buildings. The most common issues in renovated buildings were ventilation problems (29 % of renovated buildings), moisture and mold damage (24 %) and pollutant emanation (21 %). In new buildings the most common issues were moisture and mold damage (24 % of new buildings), ventilation problems (19 %) and damage risk (19 %). Approximately 6 % of issues found after renovation were known before the renovation process. There were some limitations in the study and therefore the number of previously reported issues might be greater than estimated. Problems discovered in ventilation were caused by wrong pressure levels as well as deficiencies concerning maintenance and building automation system. Moisture and mold damage in renovated buildings were caused by structural deficiencies. In new buildings moisture and mold problems were caused by insufficient moisture control during the construction.

Tutkimuksen tarkoituksena oli selvittää, kuinka luotettavasti jatkuvatoimisilla haihtuvien orgaanisten yhdisteiden eli VOC-yhdisteiden mittalaitteilla voidaan havaita TVOC- eli kokonais-VOC-pitoisuuksia sisäilmassa. Tutkimuksen kirjallisuuskatsaus osiossa selvitettiin voimassaolevia asetuksia ja määräyksiä koskien VOC-pitoisuuksia sisäilmassa ja materiaaleissa, yhdisteiden aiheuttamia terveysvaikutuksia, sekä mittausmenetelmiä VOC-pitoisuuksien mittaamiseen. Lisäksi selvitettiin minkälaista tutkimusta VOC yhdisteiden mittalaitteista on aiemmin tehty, ja mihin suuntaan tutkimusta olisi syytä viedä tulevaisuudessa. Tutkimuksen kokeellisessa osiossa viittä jatkuvatoimista VOC-yhdisteitä havaitsevaa mittalaitetta tutkittiin laboratoriossa ja kenttäkokeessa. Laboratoriossa mittalaitteet altistettiin nollakaasulle sekä isobutyleenikaasu yhdisteelle. Kenttäkokeessa mittalaitteet vietiin Tapiolan lukion luokkahuoneeseen, jossa ne asetettiin mittaamaan luokan sisäilman TVOC-pitoisuutta 8 vrk ajan. Viimeisenä tutkimuspäivänä luokkahuoneessa otettiin lisäksi ilmanäytteet tyhjästä luokasta ennen päivän ensimmäisen oppitunnin alkua, sekä ensimmäisen oppitunnin aikana. Ilmanäytteet kerättiin Tenax TA- adsorbentteihin, jonka jälkeen ne analysoitiin laboratoriossa. Verrattaessa mittalaitteita voitiin havaita, että suurin osa laitteista reagoi nollakaasuun hyvin. Isobutyleenikaasulla testattaessa metallioksidianturien mittaustulokset jäivät sen sijaan kauas testikaasujen pitoisuuksista. Testin ainoat PID-anturit näyttivät sekä nollakaasu- että isobutyleenikokeessa lähelle testikaasujen pitoisuutta. On kuitenkin huomionarvoista, että PID-anturit kalibroitiin käyttäjän toimesta samalla testikaasulla, jolla havaitsemiskokeet tehtiin, ja muilla mittalaitteilla ei käyttäjän tekemää kalibrointia ollut mahdollista suorittaa. Kenttäkokeessa osalla mittalaitteista oli havaittavissa pitoisuuskäyrissä piikkejä samoilla ajanhetkillä. Suuri osa mittalaitteista havaitsi kuitenkin merkittävästi ka, The goal of the research was to assess how reliably total volatile organic compound concentrations in indoor air can be measured using real-time sensors. Literature review section of the study focuses on current regulations relating to VOC-compounds in indoor air and materials, health effects caused by the compounds and methods to measure VOC- concentrations. Earlier research about VOC-measuring devices was studied, and recommendations were made about what kind of research relating to real-time VOC-measuring devices is required in the future. The experimental part of the research included testing of five real-time VOC-sensors in laboratory and in a field test. In laboratory tests the sensors were tested with zero gas and air-balanced isobutylene test gas. In the field test the sensors were taken in a classroom in Tapiola high school to measure indoor air for 8 days. At the last testing day two air samples were taken. First sample was taken in an empty classroom, and second sample with people in the room. The air samples were collected in Tenax TA-adsorbents, and then analyzed in laboratory. In laboratory tests almost all the sensors performed well when measuring zero gas. When testing with isobutylene, all metal-oxide sensors showed concentration levels far from those of test gases. PID-sensors showed concentrations close to the real ones, but they were calibrated with the same test gases right before the tests. None of the metal-oxide sensors could be user-calibrated. In field test part of the sensors showed peaks in concentration diagrams at similar time moments. Major part of sensors showed larger concentrations than what was measured with gas chromatographic methods. The tested sensors are not suitable for absolute measurement values, however the tested real-time sensors may be better suitable for detecting variation in concentrations of volatile organic compounds.

Korjausrakentamisen merkitys kasvaa jatkuvasti talouden suhdanteista riippumatta. Valitettavan usein korjauksilla ei saada poistettua mahdollisten sisäilmaongelmien aiheuttajia ja joissakin tapauksissa korjaukset saavat aikaan sisäilman laadun heikkenemistä entisestään. Tyypillisiä korjaushankkeiden jälkeen ilmeneviä sisäilman laatuun vaikuttavia tekijöitä ovat muun muassa rakennusten epätiiveys, rakenteiden rakennusfysikaalinen toimimattomuus ja rakennuspölyjä sisältävät ilmanvaihtokanavistot. Monia ongelmatekijöitä voitaisiin ehkäistä rakennushankkeen aikana tehokkaammilla laadunhallintakeinoilla. Hankeosapuolten välinen yhteistyö ja vastuunjako ovat toteutuksen laadun kannalta merkittävässä osassa. Hankkeen rakennuttaja on merkittävässä osassa projektin toteutuksen ja hankeosapuolten välisen toiminnan ohjauksessa, valvonnassa sekä tiedonkulun varmistamisessa. Tämän tutkimuksen tavoitteena oli selvittää korjaushankkeen rakennuttajan vaikutusmahdollisuuksia ja tehtäviä, joilla voidaan ehkäistä sisäilmaongelmien syntymistä sekä varmistaa aiempien sisäilmaongelmien korjaamisen onnistumisen. Tutkimusaineisto koostuu kirjallisuuskatsauksesta, case-kohteen analysoinnista ja haastattelututkimuksesta. Kirjallisuuskatsauksen mukaan yleisimmät sisäilmaongelmat korjaushankkeissa johtuvat usein hankkeen aikaisista virheistä ja puutteista, jotka voitaisiin poistaa rakennuttajan aktiivisella toiminnalla sisäilman laadunhallinnassa. Case-kohteen analyysissä ja haastattelututkimuksessa tuli esille useita rakennuttajan toimenkuvaan liittyviä tehtäviä, joita tulisi korostaa tai kehittää korjaushankkeiden laadunhallinnassa. Tutkimustulosten perusteella rakennuttajalla on merkittävin rooli hankkeen sisäilman laadunhallinnassa. Rakennuttajan tehtävät korjaushankkeen elinkaaren aikana ovat laajat, ja jokaisen hankevaiheen tehtävien toteutuksella on vaikutusta hankkeen toteutuksen laatuun. Unfortunately, the repairs often fail to remove the problem sources and sometimes cause new problems. Typical flaws in indoor air quality after a renovation project include tightness problems of buildings and building dust in ventilation ducts. Many of the problems could be prevented with more effective quality control methods during the project. Co-operation and distribution of responsibilities between project parties is a substantial factor in the implementation of the project. The construction project manager has a significant role in project coordination, supervision and ensuring successful communication between different parties. The goal of this thesis was to examine the tasks and possibilities of influence of a renovation project manager from the aspect of preventing indoor air problems and ensuring the successful removal of present problems in indoor air quality. The research approaches these matters through academic literature, case-project and expert interviews. The literary review showed that the most common indoor air problems are often caused by flaws and mistakes during the renovation. These problems could be removed with more effective quality control actions by the construction project manager. The analysis of the case-project and the interview research transpired multiple project manager’s procedures and tasks, that should be emphasized or improved in the quality control of renovation projects. Based on the study, project manager has the most important role in a construction project when it comes to assuring the quality of indoor air. Project manager’s tasks are broad throughout the project’s lifecycle, and the quality of execution in each phase has an impact on the outcome’s quality. Background: Although it is recognized that ozone causes acute and chronic health effects and that even trace amounts of ozone are potentially deleterious to human health, information about global and local exposures to ozone in different indoor environments is limited. To synthesize the existing knowledge, this review analyzes the magnitude of and the trends in global and local exposure to ozone in schools and offices and the factors controlling the exposures. Methods: In conducting the literature review, Web of Science, SCOPUS, Google Scholar, and PubMed were searched using 38 search terms and their combinations to identify manuscripts, reports, and directives published between 1973 and 2018. The search was then extended to the reference lists of relevant articles. Results: The calculated median concentration of ozone both in school (8.50 µg/m3) and office (9.04 µg/m3) settings was well below the WHO guideline value of 100 µg/m3 as a maximum 8 hour mean concentration. However, a large range of average concentrations of ozone was reported, from 0.8–114 µg/m3 and from 0–96.8 µg/m3 for school and office environments, respectively, indicating situations where the WHO values are exceeded. Outdoor ozone penetrating into the indoor environment is the main source of indoor ozone, with median I/O ratios of 0.21 and 0.29 in school and office environments, respectively. The absence of major indoor ozone sources and ozone sinks, including gas-phase reactions and deposition, are the reasons for lower indoor than outdoor ozone concentrations. However, there are indoor sources of ozone that are of significance in certain indoor environments, including printers, photocopiers, and many other devices and appliances designed for indoor use (e.g., air cleaners), that release ozone either intentionally or unintentionally.
