This article documents how an MSW student in an introductory community practice course took her class assignment and over the course of two years revitalized, democratized, and transformed a sclerotic, corporate-run Home Owners Association (HOA). While the community analysis assignment required the student to interview six of her neighbors, the resulting increase in social capital in the neighborhood led, over the next two years, to the student being elected President of the HOA and organizing the community to win streetlights, clean up a polluted retention pond, create positive relations with city officials, and increase the social capital and collective efficacy of the neighborhood. Catastrophic wildfire is an increasingly familiar phenomenon on multiple continents. In the United States, concerns about uncontrolled, destructive wildfire have prompted some major insurance carriers to cease writing new policies or to non-renew existing policies. These trends affect not only policyholders, but also, vulnerable communities that already face multiple obstacles to securing property or renters insurance. This study reviews the social and behavioral sciences literatures on wildfire risk in the United States and insurance protection by homeowners. Three categories of research emerge from the review, namely, homeowner as rational actor, wildfire governance and risk management, and wildfire and social equity. There is abundant scholarship on determinants of homeowner decisions to manage wildfire risk by self-protecting or by purchasing insurance, but comparatively little research on the policy implications of shrinking markets for insurance. Policy research on the needs of underinsured and uninsured populations is also relatively undeveloped. Overlaying Lasswell's social process framework on the three dominant research themes, we find not only divergent research questions, models, and methods, but also, important differences in which stakeholders and stakeholder values are considered. There are opportunities for the different literatures to learn from one another, but also, to sharpen their focus on insurance as a scarce and uncertain resource amid climate change and as property development continues to expand in wildfire-prone areas. Recent empirical work has suggested that the people who show up at land use hearings tend to be whiter, wealthier, older, and more likely to be homeowners than the surrounding community. They also are more opposed to new housing construction in their communities. Thus, the views of these groups are amplified and the outsized opposition to new housing (often referred to as NIMBYism) stymies needed development--despite the fact that these voices are not representative of the community as a whole. Scholars have just begun to explore the question of why community members who support development fail to have their voices heard. Existing scholarship has identified several reasons why lower income people and people of color are underrepresented at public hearings, such as scheduling of meetings during the workday, the burdens that attendance imposes on those who lack childcare, and the lack of communication to the public about hearings in languages other than English. But these barriers to participation are only part of the story. Relying on an original compilation and analysis of empirical data, we argue in this Article that there is an even more fundamental reason for the underrepresentation of these community members: Because they are not invited. Our analysis shows that unlike homeowners, tenants--who are disproportionately lower income and more likely to be Black and Latinx--often do not receive notice of public hearings under local ordinances. We find that, of the 75 largest cities in the United States, only twelve cities affirmatively provide notice of public land use hearings to tenants, whereas nearly all of these jurisdictions affirmatively provide notice to property owners. Our research has major implications for land use and local government scholarship. The prevailing pattern of non-notice to tenants reflects a broader pattern of anti-tenancy that exists throughout the legal system. Anti-tenancy is rooted in race and class biases, and thus contributes to deepening wealth inequality and systemic racism. Non-notice to tenants not only exacerbates this systemic inequality, but is also economically inefficient, and may amount to a due process violation in some instances. For these reasons, we contend that the failure to notify tenants of land use changes in their neighborhood is normatively unjustified. As a prescriptive response, we offer a model ordinance, showing how local governments can readily modify their notice requirements to include tenants with minimal cost or logistical friction. In the past decade, the Home Owners' Loan Corporation's (HOLC) so-called 'redlining' maps have gone from a niche corner of urban historical scholarship to the centre of mainstream narratives about racism in the United States. In this paper, I map this journey and trace the contours of the ongoing debates that have emerged, identifying two competing camps I call 'HOLC Culpablism' and 'HOLC Scepticism'. Finding these perspectives to have run up against their self-imposed limitations, I outline a research agenda that breaks from the debate's narrow confines by envisioning HOLC's mapping materials anew. My proposed approach recasts the maps and their accompanying field notes as windows into the governing racial–spatial ideology of 20th-century US real estate capital. In doing so, it invites researchers to reimagine the map grades as dynamic categories reflecting a particular spatiotemporal conception of value that is highly contingent on an area's estimated racial trajectory. This reformulation, I argue, not only opens new possibilities for studying the HOLC mapping programme but suggests that the power of these maps has almost certainly been underestimated. With its subsidy retention fund, the city of Ghent targets homeowners, who live in a dwelling of bad quality and do not have the resources to renovate or move out. Being in this no-choice situation, they are locked-in homeowners. Through this innovative policy instrument, Ghent aims to improve the quality of its housing stock targeting households who may not take up other renovation-encouraging instruments. To reach the households who would otherwise not be able to renovate, important efforts in outreaching and offering technical and social guidance accompany the renovation subsidy. Guidance activities substantially increase the cost of the instrument, but in reaching the households living in bad-quality houses, it has the potential to create major benefits not only technically but also socially as housing quality is related to well-being. Generally, the identification of a causal relationship is difficult as well-being and its mediators are complex matters. This case offered a unique opportunity to collect information from the beneficiaries on a range of well-being domains both before the renovation of their dwelling and after the renovation. Even though the research was restricted to short-term effects, the results suggest that improvements in different domains of well-being can be linked to the improvement of housing quality. The 'tiny house' (TH) movement has gained increasing popularity around the world, and recent research has investigated the main motivators and challenges of living in THs. However, most research has been conducted in the Global North, such as the US and European countries. This research has identified that increased financial security and mobility, having a simplified and sustainable lifestyle, and developing significant relationships are the main motivators for TH owners. However, less is known about the experiences of TH owners in the Global South, such as Latin American countries. These regions are characterized by a lower purchasing power and less access to credit of citizens, with a high degree of concentration in large metropolitan areas, which may affect the motivators and experiences of TH owners. Drawing on theories of the commons, the aim of this study is to explore the experiences and well-being outcomes of TH owners living in two Latin American countries. We draw on data from 19 interviews conducted in Chile and Argentina with TH owners. The data analysis identified six dimensions of psychological and hedonic well-being that were improved for TH owners in these countries: autonomy, mastery, purpose in life, personal growth, relatedness, and happiness. In response to Javier Moreno Zacarés’ paper, I argue for a more empirically engaged and policy-relevant political economy of housing. This is necessary given the global transformation of housing from a home into an asset. Understanding housing’s place in the contemporary financialized economy requires scholars to adopt a do-it-yourself (DIY) approach to studying housing. Such a perspective starts by recognizing the neoclassical economic theories that limit much of housing studies while recalling the rich tradition of housing in political economy. Between these two poles, I encourage operationalizing a framework that (i) treats single-family and multifamily housing as two different residential markets and (ii) focuses on each market’s logics, dynamics, and points of intersection. Mobile home ow·ner-tenants own their homes but rent the land where their holnes sit. Mobile homes are not as mobile as their name suggests, and owner-tenants face a significant risk ofeuiction. Eviction for mobile home owner-tenants canies an added risk that traditional renters do not face-the loss of investment in their homes. The article "All by myself? Testing descriptive social norm-nudges to increase flood preparedness among homeowners" examines the effectiveness of social norm-nudges in promoting flood preparedness among homeowners. The study conducted an online experiment with homeowners in two European countries and tested different norm-nudge messages. The results showed no evidence of a treatment effect, suggesting that the social norm-nudges did not influence flood preparedness. The study highlights the importance of tailoring norm-nudges to specific populations and contexts and calls for further research in the field of natural disaster risk reduction. An increase in local house prices in the US is associated with a decrease in the time homeowners spend on religious activities compared to renters. Notably, this effect is not observed in volunteering and civic activities. The decline in religious activities is more pronounced for credit-constrained households. The main result is attributed to a wealth effect, whereby activities that have an inferior-good component decline with housing wealth, and to a substitution effect whereby the attractiveness of activities linked to the residential asset increases during housing booms. We examine the multifaceted influence of homeownership on charitable giving through several channels: tax deductibility, household wealth, and mobility. We find that homeowners donate substantially more than renters, and tax deductibility, wealth, and mobility are important predictors of the owner-renter gap in donations. We also show that the owner-renter difference in donations cannot be fully explained by these three channels. After controlling for an extensive list of household characteristics and the three channels, homeowners still donate approximately 20% more than renters. Our results are robust to a variety of modeling and identification strategies as well as different measures of donations. Our study further reveals that the likelihood of donating correlates inversely with mobility but is insensitive to tax deductibility and wealth. In contrast, tax deductibility and wealth are important predictors of the size of contributions. Law 12/2023 of 24 May on the right to housing introduced a range of measures, including, most notably, the possibility of declaring "stressed" residential market areas, which, in turn, are the cornerstone of the price limitation framework on residential lease agreements that the abovementioned housing rights law introduced in the Urban Leases Law. On 11 August 2023, the competent housing authorities of the regional government of Catalonia were the first to apply this provision and declare 140 municipalities as "stressed" residential market areas. Disaster aid is an increasingly costly form of social spending and an often-overlooked way that welfare states manage new forms of risk related to climate change. In this article, I argue that disaster aid programs engender racial and socioeconomic inequalities through a process of assistance access constituted by distinct state logics, administrative burdens, and bureaucratic actors. I test this claim empirically by analyzing 5.37 million applicant records from FEMA's Individuals and Households Program (IHP) from 2005 to 2016. Results demonstrate that key institutional features—the conditions of eligibility and sufficiency, burdens of proof, and assessments by contracted inspectors—combine in a stepwise process to funnel permanent repair resources to homeowners in whiter communities, while temporary rental aid is granted disproportionately to households in communities of color. Analyses of denial codes suggest racial disparities in appraisals of disaster damage. Among those approved for aid, more benefits accrue to those from comparatively higher income communities, and a decoupling of permanent and temporary housing aid further stratifies socioeconomic growth during recovery. Theoretically, this research advances an account of institutional processes transferable to other analyses of social programs, and it introduces climate risk as a new form of social risk against which welfare states insure citizens. Housing attainment among rural migrants has received wide attention. However, studies on the homeownership gap between ethnic minority and Han majority rural migrants in China remain unexplored. Using data from National Migrants Population Dynamic Monitoring Survey (NMPDMS), present study applies the logit regression and Blinder–Oaxaca–Fairlie decomposition method to address this. The results suggest that ethnic minority rural migrants are less likely to become homeowners than the Han majority, and that this homeownership gap may differ across various ethnic groups. Compared with the Han majority, the Manchu have a higher probability of owning a home, whereas other ethnic groups are often associated with a lower homeownership rate. Observable socio-economic characteristics play a minor role in this ethnic homeownership gap, whereas most of them are attributable to unobserved factors, such as discrimination. The article focuses on the flaws in the civil asset forfeiture process, particularly in California. It highlights the burdensome procedural requirements for property owners, disproportionate impacts on marginalized communities, and the need for reforms, including shifting the initiation burden to the state and incorporating an ability-to-pay analysis in the proportionality test.

The role of homeowners in curbing housing development, leading to shortages and lack of affordability, is a dominant explanation for tightened regulation and limited housing supply in high-demand areas. This paper shows that homeowners can also play the opposite role, as pro-development stakeholders. Original research based on permitting data, a survey of owners and analysis of planning objections from Israel shows that the self-interest of owners does not necessarily lead them to oppose development. Indeed, when owners stand to directly reap the gains of densification they are very likely to embrace landowner preferences, demanding redevelopment and further upzoning of their buildings. The paper makes two contributions. One is theoretical: elaborating conditions that shape homeowners' interests and the politics of planning. This article situates housing violence experienced by Punjabi women international students (ISs) in Toronto, Canada, as an aspect of structural gender-based violence (GBV) in which the Canadian state is complicit through its policies, laws, actions, and inactions. This works in tandem with patriarchal cultural practices by local Indian/Punjabi homeowners who rent out rooms to ISs and/or employ them. More specifically, state policies and practices allow the diasporic patriarchal cultural practices to be reproduced in ordinary interactions between ISs and homeowners. Both the state and patriarchal diasporic cultural practices contribute to structural violence against women ISs. The notion of neo-racism is utilized to understand the hostility faced by Punjabi ISs within the Punjabi diaspora. The authors draw on intersectional, anti-racist, feminist migration studies and interviews with 12 Punjabi women ISs and key informants conducted during the Covid-19 pandemic in the Greater Toronto Area (GTA). Scholars consistently find that renters have poorer health outcomes when compared with homeowners. Health disparities between renters and homeowners likely widen over the life course, yet few studies have examined this link among older adults, and the connection is not fully understood. Homeowners' relative socio-economic advantage may explain their better health; renters also more commonly experience adverse housing conditions and financial challenges, both of which can harm health. In this paper, we analyse the extent to which socio-economic advantage, housing conditions, and financial strain explain the relationship between homeownership and health among adults over age 50, using Health and Retirement Study 2010/2012 data to assess cardiometabolic risk (CMR) levels using biomarkers for inflammation, cardiovascular health, and metabolic function. We find that people living with poor housing conditions and financial strain have higher CMR levels, even taking socio-economic advantage into account. Even though elsewhere in the Western world and the gulf regions, many studies explore the effect of extreme weather conditions on the construction of houses, little is known in sub-Saharan Africa. This study therefore engages homeowners and various construction workers in a qualitative study to analyze how rainfall affects the building of houses. A total of 75 participants, comprising 20 homeowners and 55 construction workers were purposively selected to share their experiences about the impact of rainfall on the construction of houses using in-depth interviews. The narratives of the participants made several revelations to deepen knowledge on the effect of climatic conditions such as rainfall on housing construction. The study revealed that rainfall causes financial losses to homeowners and creates hazardous work environments for construction workers. Financial losses are encountered through the destruction of building materials, increases in the cost of building materials in the wet season and extra labour costs incurred in carrying out reworks. This challenge posed by extreme rainfall has implications of hindering many prospective homeowners in achieving their aspiration of becoming homeowners. [ABSTRACT FROM AUTHOR]

There is growing evidence that physical climate hazards—such as floods and wildfires—affect property prices. Climate change scenarios suggest more frequent and severe physical climate hazards in the future, coinciding with greater exposure of populations to such threats. This raises concern because changes in property prices pose risks to homeowners' financial status, as well as to the insurance and mortgage industries, bank portfolios, and thereby financial systems. We begin with a new definition of climate gentrification (CG) that captures links between physical climate hazards, perceptions of risk and resilience, and capital flows in property markets. This is followed by a structured assessment of the key drivers of CG, and an empirical case study of property data for a flood-prone UK city to demonstrate how CG depressed house price growth over the period from 2005 to 2018 by up to 50 percent in flood-exposed (relative to unexposed) locations. We then provide a discussion of ethical concerns around CG research, with suggested ways forward. Such price signals have potential ramifications for the long-term stability of real estate markets and raise policy implications for private and public sectors. We conclude with some priorities for further research into CG, recognizing key information and data gaps, and noting how existing knowledge and tools could contribute toward improved resilience to climate change. Year‐round irrigation water restrictions can be effective water demand management tools if people adhere to them. Awareness and understanding of these regulations have important implications for compliance and long‐term water supply goals. This study quantified irrigation restriction awareness‐knowledge and how‐to knowledge using survey data from residents with automated irrigation systems. Only half of those subject to irrigation restrictions were aware of these regulations; these irrigation restriction aware individuals reported varying perceived allowable watering frequency, implying that misunderstandings exist. Education, living in a homeowners association, hiring specific professionals, and information‐seeking preferences distinguished irrigation restriction aware from unaware individuals. Binary logistic regression revealed that when considered together, race, education, income, hiring a professional for fertilizer application, and living in a homeowner association significantly influence awareness‐knowledge. Although Canada's is a liberal, settler-colonial society that has long valued the right to property, we know remarkably little about the experience of owners of, and investors in, residential real estate during the Great Depression. This was a period of great suffering for both. Scattered and neglected sources, coupled with cautious comparisons with the better-documented us experience, makes it possible to provide a plausible sketch. Many mortgaged homeowners, and a higher proportion of the stigmatized landlords, lost their properties through default or tax sales. Unlike the situation in the United States, lending institutions did not go under, but most residential mortgages were provided by private individuals, many of whom suffered. Because numerous owners fell into tax arrears, while an increasing number of families demanded relief, municipalities were squeezed. Out of necessity, landlords, lenders, and municipalities offered concessions to tenants and property owners, respectively. Global climate changes and the need for transition to a low-carbon future have emerged as one of the most critical challenges of contemporary society, and decisions made by homeowners about major energy relevant renovations are essential as part of reaching climate goals. However, the installation of energy efficiency measures is still not widespread and needs to be stimulated to meet the goals set out in the Paris Agreement. This article provides insights into renovation processes by Danish homeowners currently being in the process of renovating their homes. Data were collected through 19 explorative qualitative interviews in the informants’ homes. By using practice theory as an analytical framework, we seek to broaden the traditional policy approach of rational actors by contributing with a broader and more context-rich understanding of homeowners’ renovation processes and how, or not, energy renovation is part of such processes. The results show that home renovation is a dynamic process that is not always carefully planned or intended, but rather evolves as technologies, know-how, and meanings develop and change. Specific challenges for energy renovation are identified concerning its perceived benefits, complexities, policy conditions, and associated meanings. The challenges of energy renovation are researched in context of other types of home renovations that are often implemented at the same time, but which differ fundamentally. Based on systematic evidence of the challenges and implementation context of energy renovation, recommendations for initiatives relevant to stimulate in policy and marketing are provided. This article offers an anthropological look at sacred textuality by exploring the social and theological structure of Jewish religious nationalism in Israel and the West Bank. It argues that the study of sacred texts serves as a medium through which Jewish religious Zionists articulate what it means to return to an ancestral homeland. It demonstrates how the study of these sacred texts is implicated in the cultivation of two different structural modes through which religious Zionists relate to ideas of homecoming. On one side, homecoming rests in a revolutionary force of intellectual insight; on the other, it is expressed through the mystical and mysterious force of prophecy. In a broader sense, this article critiques the reticence of anthropologists to engage seriously with the broader theological ideas that are expressed through a textual medium that can be so much a part of the everyday experiences of individuals living in text-based societies. In their article, Dholakia and colleagues reported on the association of 1930s-era "redlining" maps created by the Home Owners' Loan Corporation (HOLC) with contemporary nonsuicide firearm violence. The editorialists discuss the findings and call for use of HOLC maps not merely as a basis for research, treating history as an independent variable, but rather as an evidence-based backdrop that fundamentally alters our perception and understanding of the contemporary experience of individuals most impacted by firearm violence exposure. This article analyzes the complex legal framework surrounding protections for borrowers in mortgage enforcement proceedings in Alberta. It examines two statutory protections -- default redemption periods and protection from deficiency judgments -- as well as the applicability of non-recourse protection to non-purchase money loans and how Crown immunity has previously curtailed the protections. Homeowners are often unable to navigate the system due to its complexity and the power imbalance between lenders and borrowers. The article advances several possible solutions to this issue, including education initiatives aimed at borrowers, enhanced disclosure obligations for lenders, and reforms to the scope of the borrower protections. Housing quality impacts on occupant well-being. Flammable cladding is a housing quality defect that has been identified on thousands of buildings in Australia. Little is known about the impact of flammable cladding upon homeowners and the implications for policy. The well-being of homeowners in residential apartment buildings with flammable cladding (from low to extreme risk) was explored through sixteen one-hour semi-structured interviews. Those residing in higher-risk apartments felt unsafe and all had financial concerns. Some homeowners displayed long-term negative emotions and others spent significant time dealing with the cladding issues without accomplishment. Their liveability suffered with changes including: making cost-saving decisions on entertainment and holidays, delaying retirement and emerging social tensions with other residents. These lived experience insights highlight the need for improved government support and housing quality policy which considers occupant health and well-being both in dealing with the current flammable cladding crisis but also in preparation for future housing quality issues which may emerge in the future. Tens of millions of Americans can only enjoy their homes subject to the regulations of a common-interest community: condominium, homeowners association, or cooperative. These regulations impact not only homeowners' daily lives but also the worth of their most valuable asset. Yet, the judicial approach toward these regulations has garnered limited scholarly attention. This Article ferrets out the law's current state, finds it normatively lacking, and proposes a better approach. Over the last three decades, courts' review of common-interest-community regulations has grown exceptionally deferential. Most courts no longer insist on review for reasonableness as treatises assume. Instead, courts imported the business judgment rule from corporate law. Under this standard, courts refrain from assessing a regulation's substance and merely ensure that the regulation was promulgated through proper procedures. Unfortunately, this shift is grounded in a misunderstanding of the business judgment rule's doctrinal function in corporate law and in a concomitant failure to appreciate common-interest communities' unique internal dynamics. Corporate law only employs the business judgment rule when a corporate board is disinterested. But the common-interest community and its board are rife with potential conflicts of interest between different owner groups. In these circumstances, corporate law would never mechanically apply the rule because the expanded discretion it affords those controlling decision-making processes would allow them to promote their individual or group interests at others' expense. Accordingly, this Article proposes to replace courts' current approach to common-interest communities' regulations with a two-tiered review system. Where no conflicts of interest exist, the business judgment rule is appropriate. But for cases characterized by structural conflicts of interest between different owner groups in the community, a higher standard, which entails meaningful review of regulations for reasonableness, is necessary. Through an investigation of the economic dynamics within common-interest communities, this Article catalogues the classes of regulations warranting concern and identifies the factors courts should consider when analyzing them under the reasonableness standard. Neoliberalism and its accompanying austerity measures are shrinking local and national government budgets, even though constituent needs remain pressing. In desperation, public officials sometimes replenish public coffers through illicit extraction from segments of the population poorly positioned to fight back. In Detroit, for example, city officials inflated property tax assessments in violation of the Michigan Constitution, leading to illegally inflated property taxes that many homeowners could not afford to pay. Consequently, since 2009, one in three homes have completed the property tax foreclosure process, the highest number of property tax foreclosures in American history since the Great Depression. These unlawful practices are not just occurring in Detroit, but also in other American cities such as Ferguson, Philadelphia, and New Orleans. Nevertheless, because corruption is universally defined as corrupt acts that are for private or personal gain, there is currently no lexicon to describe illegal acts that principally benefit the public treasury. I have coined the term “stategraft” to describe this overlooked phenomenon: when state agents transfer property from persons to the state in violation of the state’s own laws or basic human rights. To establish stategraft as an essential theoretical framework, this Article elaborates its definitional elements, demonstrates its conceptual value, and shows how it extends existing discourses on corruption, state crime, and the predatory state. To investigate the effects of trust and perceived value on the intentions to engage in hosting Airbnb, this study builds a multivariate model to explore the difference exists between Airbnb hosts and potential hosts. The empirical results reveal that perceived value is a major motivation for homeowners, while trust becomes the primary driving force for hosts continuing to use Airbnb. Perceived usefulness, ease of use, risks of Airbnb, and familiarity and personal innovativeness of users are furtherly examined as secondary variables. Homeowners who make their homes their primary residence have resisted the entry of rentals into their neighborhoods and cities. Possible reasons underlying this resistance are that rentals reduce the property values, increase the property tax burdens, and raise the price of public services for these homeowners. We relate the market values of single‐family homes occupied by permanent homeowners, the effective property tax rate of these homeowners, and the tax price they pay for public services to shifts in their city's housing units toward a variety of different types of rentals and second homes. Our analysis is based on large panels of Florida homes containing hundreds of thousands and millions of observations. Our results show that increases in the share of a city's housing units used as rentals or second homes reduce the home values, increase the property tax burdens, and raise the public services prices of homeowners who permanently reside in single‐family homes. Impacts vary in magnitude among single‐family, condominium, and mobile homes used as rentals and second homes. Dutch policy-making has been framed by simultaneous efforts aimed at reforming the social care system and initiating an ambitious sustainable retrofitting programme of housing. In these processes, the willingness and ability of older people, living in owner-occupied housing, to adapt and improve their home or move to a suitable dwelling are crucial. However, our understanding of how and why older people undertake home improvements, and how these practices intersect with policy agendas is still limited. In this paper we draw on a qualitative study with 33 older Dutch homeowner households, to understand how older people conceive home improvements and investments, and their motivations for pursuing them (or not). We find that home improvement as well as moves through and into homeownership are usually deeply connected with ideas of a good life. That may involve adapting to decreasing mobility and cognitive functions, closer relations with children and grandchildren, traveling and hobbies, comfort, and even luxury. Mortgage debt is financially burdensome for many older homeowners in the United States. As people age, declining health can bring about increased healthcare costs. Focusing on homeowners aged 50 and older in the U.S., we investigate two research questions: (1) To what extent does a heath shock affect the likelihood of paying off a mortgage voluntarily or involuntarily? and (2) how long does a health shock delay the time it takes to pay off a mortgage? We used eight biannual waves (2004–2018) of the Health and Retirement Study containing 11,772 borrowers to build survival regression models. Results showed that a health shock reduced the likelihood of voluntary payoff by 12%, while it increased the probability of involuntary payoff by 18%. A health shock delayed voluntary and involuntary payoffs for 30 and 21 months, respectively. We discuss tax deduction and HELOCs as strategies to reduce older homeowners' mortgage strain. This study examines how an increase in home value affects fertility decisions of homeowners in China by exploiting regional heterogeneity in housing markets driven by local regulatory and geographic land constraints. In sharp contrast to the literature on developed countries, our instrumental variable results show a negative fertility response to house value growth driven by the recent housing boom in China, where a 100,000-yuan increase in lagged home values—about 43% of the average housing wealth at baseline—results in a 14% decrease in the likelihood of home-owning women giving birth.
