Despite the great economic growth and fast urbanization process in the past four decades, China is now suffering severely from environmental pollution. Local governments’ industrial land supply behaviors have a great impact on local investment, economic growth, and environmental pollution, which has not been effectively evaluated. To fill this gap, this paper quantitatively investigates the impact of industrial land supply by local governments on environmental pollution based on a two-way fixed effects model. A comprehensive and reliable data set for 277 Chinese prefecture-level cities from 2009 to 2017 has been collected for analysis. The findings suggest that the increase of the ratio of industrial and mining storage land to total land supply significantly increases the concentration of PM2.5. The results remain significant and robust after a series of robustness tests. The negative impacts on environmental quality caused by differences in land supply behavior are greater in the central and western regions. We further explored intermediate mechanisms for the environmental impact of local governments’ allocations of industrial land. The findings suggest that greater industrial land transfer by local governments leads to an expansion in the scale of regional secondary industry and increases in local fiscal deficit. Unbalanced industrial development, insufficient corporate innovation, and insufficient investment in environmental protection will increase pollution. This study provides a reference for improving regulatory measures on land transactions and for formulating regional polices for environmental protection.

The status of the physical exercise of college students has been a popular topic in China. This study systematically reviewed the exercise status of Chinese college students and its influencing factors. A keyword and reference search were conducted in the Web of Science, PubMed, Cochrane library, and the China National Knowledge Infrastructure. Additionally, Google Scholar was searched to collect literatures related to physical activity of Chinese university students published in Chinese and English from 1 January 2017 to 30 July 2022. Fifteen studies met the selection criteria and were included in the review. The results show that the main motivation for Chinese college students to exercise is to strengthen their bodies, with running and walking ranking first and ball games ranking second in importance. Most of the college students exercised three times a week, which is the recommended minimum, and most of their workouts were of moderate intensity. Additionally, the workouts lasted for 30 min to 60 min. The main factors affecting college students’ exercise are lack of time due to academic pressure, facilities constraints, and lack of professional exercise guidance. In conclusion, the physical fitness of university students should not be underestimated, and this study provides additional reference to promote healthier lifestyles among Chinese college students.

With the continuous development of urbanization in China, megacities have entered the stage of urban renewal. In the process of continuous extension and expansion of the city, the edge distribution of the early old industrial areas has gradually evolved into the central area of the modern city. There is a huge contrast between the superior location conditions and inefficient land use, which makes the old industrial land become the most valuable stock zone. A spatial perspective is adopted to investigate the industrial land transformation, which is important to evaluate the spatial impacts of urban renewal yet has been rarely studied in existing literatures. Based on the urban renewal project planning data of old industrial zone from 2010 to 2018, this paper analyzes the function transformation and spatial pattern of old industrial land in Shenzhen. The research shows that the local reform on urban renewal system towards marketization has greatly promoted the industrial land transformation. The development of real estate market, the upgrading of industrial structure, and the strategic demand for intensive development of industrial land are the important factors that affect the transformation. Urban renewal has led to a sharp reduction in the scale of the old industrial land, and commercial and residential space and new industrial space are the main directions of the transformation of old industrial land. Under the innovative “urban renewal unit” system framework of Shenzhen, the redevelopment of old industrial zones have also contributed a lot of land for public facilities to local governments. The planned new industrial space is mainly located in the city center, while the new commercial and residential space gradually moves to the suburban areas. To achieve more sustainable urban development, more attention should be paid to balance the demand for industrial space and the erosion of the industrial space driven by property-led redevelopment in the urban renewal process.

Demolition waste (DW) faces a significant challenge due to massive urban development and renovation activities. It is therefore imperative to accurately estimate and predict the generation of DW. However, the previous research on the generation of DW was mainly aimed at the single building. The delayed time that buildings are demolished was not taken into account in the previous time predication model established. In this study, an accurate model for predicting the generation of DW during the large-scale urban renewal process was proposed. Case studies were conducted in a rapidly developing Special Economic Zone of Shenzhen in South China, and the dismantling of 459 urban renewal projects planned to be demolished between 2010 and 2016 was systematically investigated based on field study and GOOGLE EARTH. In addition, GOOGLE EARTH was used to calculate the lag time of DW generation and BIGEMAP was used to determine the gross floor area of urban renewal projects. Also, the estimation and prediction model of the quantity, generation time of DW was further established. The Houhai Cun urban renewal project was chosen as a representative case. The predicted results showed that it would generate 28277.88 tons of DW in November 2022. The generation location was predicted on southeast side of Dengliang Road, Yuehai Street, Nanshan District, Shenzhen. The findings of this study provide the valuable reference for the number, scale and location of DW comprehensive utilization enterprises and landfills. Besides, the prediction model considering the lag time of the DW generation is much in line with the actual situation, which improves the accuracy of the research method.

Since 2008, the urban redevelopment in China has entered a new era mainly characterised by the new redevelopment model proposed and practised in Guangdong province. In the new wave of urban redevelopment towards a more inclusive type of governance, the roles of various agents or stakeholders in the decision-making processes have changed correspondingly. Building upon Healey and Barrett’s structure and agency approach in the land and property development process, this paper develops an analytical framework specifically to explore the decision-making processes and mechanisms in this urban redevelopment experiment conducted in China. The empirical basis of this paper is a pioneer city in urban redevelopment within Guangdong province, Shenzhen. Through exploring the redevelopment trajectory of a local collective-owned factory, the roles played by different stakeholders at each stage of the redevelopment process are clarified. The conflicts and compromises between land owners and the developer on the distribution proportion of potential profits, and between the district government and the developer on the inclusion and provision of public facilities, have revealed the key decision-making mechanisms of collective-owned industrial land redevelopment in China, which offer valuable insights and experiences for industrial land redevelopment in other cities.

Urban development in China is based on two types of land ownership, namely, state land owned by states and collective land owned by village collectives. Legally speaking, urban development must be based on state land. In practice, informal development based on collective land has played important roles in the rapid urbanization process over the past decades. Nonetheless, the vague property rights over collective land have led to inferior and suboptimal development outcomes in expansive urban areas. The redevelopment of collective land has become an important means to sustain urban development in an ongoing urbanization process. By adopting theoretical perspectives from New Institutional Economics, this study presents an integrated conceptual framework on the institutional arrangements of land property rights and transaction costs to understand the changes in land policies and their institutional implications for the redevelopment of collective land in Shenzhen, China. The findings reveal that the new policies have redefined the relationship among the government, village collectives, and real estate developers as well as their property rights over collective land. The change of institutional arrangements in land property rights has significantly reduced the transaction costs in the redevelopment process and effectively promoted land redevelopment activities.

Small Property Rights Housing (SPRH) is an important part of informal housing in China. SPRH is defined as housing developed with collective land ownership that is then sold to outside homebuyers such as non-indigenous villagers. This housing practice is legally forbidden and comes without formal titles. SPRH is popular in big Chinese cities where formal housing prices are constantly rising and increasingly unaffordable for many urban residents. However, research on SPRH is rare. Therefore, this study aims to investigate the effects (or the lack thereof) of de-jure property rights on housing prices by using the empirical case of Shenzhen where SPRH and FPRH estates constitute the main sources of urban housing for its residents. We collected both SPRH and formal Full Property Right Housing (FPRH) data in the Shenzhen housing market and adopted the Boundary Fixed Effect method and matching strategy to mitigate the bias caused by unobservable location and neighborhood factors. This empirical study shows that the lack of de-jure property rights has negative and significant effects on housing prices. The average housing price for SPRH apartments is, ceteris paribus , 52.82% lower than for formal FPRH apartments. Also, the premium of property rights varies across two administrative regions with different locations and economic environments, and the premium decreases as the age of the building increases.

Urban renewal has become an essential part of the ongoing urban development in China. This study provides a citywide analysis on the spatial determinants of land redevelopment activities in the urban renewal processes in Shenzhen, China. Based on the concept of rent gap and a perspective of transaction costs, a conceptual framework is developed to understand land redevelopment behaviors and analyze how location factors, land property rights, land use status and urban planning collectively affect land redevelopment outcomes. Empirical analysis is conducted based on logistic regression models with unique parcel-level data of all urban renewal projects in the entire city of Shenzhen and in special economic zone (SEZ) and non-SEZ areas. This study shows that urban sites with high land rent gap levels and low transaction costs are more likely to be redeveloped earlier. Aside from location factors, land property rights, land use status and urban planning all have a significant influence on the spatial variation of land redevelopment activities. These factors have varied effects on land redevelopment in the SEZ and non-SEZ areas due to the institutional differences and development conditions in these two areas. The research findings suggest the need for further policy considerations to better guide land redevelopment toward sustainable development. Redevelopment policies and regulations should also consider the dissimilar redevelopment conditions of different regions.

Compared with other newly developed urban areas, urban villages in China are in greater need for redevelopment. Governed by institutions inherited from the local-state-dominated dual land ownership system, the redevelopment of these villages follows a state-led land requisition system, which confers development rights to local governments while limiting the rights of village collectives. Two other complementary arrangements include the top-down land use planning system and the state-monopolized land transfer system. Although these institutional arrangements favor land conversion in greenfield development, they cannot be easily implemented in the village redevelopment process. By reviewing the redevelopment policies and practices, this study empirically examines the redevelopment of urban villages in Shenzhen during the policy period from 2004 to 2009 and adopts the transaction cost perspective in analyzing how state-led institutional arrangements have resulted in many time-consuming transactions and hindered the redevelopment of urban villages.

China is facing the challenge of sustainable urban redevelopment due to its massive economic transformation process. As a unique product of the rapid urbanization of past decades, urban village has become a major obstacle for sustainable redevelopment because of its sub-standard infrastructure and disordered built environment. Redevelopment of ‘villages in the city’ (ViCs) is distinct from normal urban redevelopment because it involves the change of collective land ownership without de jure property rights to state land ownership with de jure property rights. What site characteristics, what ownership type, what geographical characteristics, make village sites more likely to be redeveloped? This study addresses this question with particular reference to industrial sites in Shenzhen. An analytical framework is developed based on the concept of rent gap to analyze the possible effects of these factors. An empirical investigation is conducted based on a set of data that covers all 44 village-owned industrial sites in the Nanshan District in Shenzhen. The findings suggest that village sites with better accessibility to good transportation facilities and the city centre are significantly more likely to be redeveloped and thus will be integrated into formal urban areas earlier than those located in less accessible areas. It is also demonstrated that fragmented land ownership and lack of legal land rights are not significant barriers for the sustainable redevelopment of such sites.

As a result of land resources constraining in China, demolition and reconstruction of existing buildings become an important means to meet the requirement of urban renewal, in which a large amount of demolition waste is generated. However, it is difficult to predict the generation of large-scale demolition waste with high efficiency due to the lack of basic data and technical support. This study aims to propose a hybrid trilogy method for predicting the generation of large-scale demolition waste during urban renewal based on two indicators of waste generation rate (WGR) and gross floor area (GFA). WGR was measured based on on-site measurement and existing industry standard data according to different building types and structure types. Composition and proportion of demolition waste were correspondingly analyzed. GFA was obtained based on image recognition technology and Google Earth. Two hundred buildings were selected as samples to verify GFA accuracy, whose error ranges were mostly controlled within 10%. Finally, prediction of large-scale demolition waste generation in Shenzhen was conducted as a case study during urban renewal for verification of the hybrid trilogy method proposed. Results show that 49.40 million tons of demolition waste will be generated. Findings of this study improve the accuracy and speed of existing prediction methods for large-scale demolition waste, indicating great potential for wide application. The current research provides guidance for demolition enterprises, transportation enterprises, recycling enterprises, and government departments to manage large-scale demolition waste precisely during urban renewal.

As a unique phenomenon of urbanisation in China, the emergence of urban villages has attracted considerable attention from the academic community. Adopting an institutional approach on land development, this study analyses how the land property rights regime affects village-led land development behaviours and spatial outcomes in urban villages. Using a set of reliable data from Shenzhen, the empirical study shows that, although unequal land rights under the current land property rights regime impose severe institutional constraints to the development of urban villages, they actually play a much more important and diversified role in China’s urbanisation than previously recognised. As the primary developers of urban villages, villagers have adopted various land development strategies in response to the changing market environment and internal economic conditions in the dynamic urbanisation process. These dynamic strategies have contributed to the coexistence of sub-optimal industrial development and high-quality housing development in urban villages.

The increasing awareness of the need to improve built environments in declined urban areas worldwide has raised the popularity of urban regeneration as a research topic. Various tools, such as questionnaire surveys, analytic hierarchy process, and fuzzy set theory, have been developed to measure the sustainability of urban regeneration and ensure that it follows the principles of sustainable development. However, these studies, which rely on the indicator system, assume that urban regeneration is a static and isolated state during the assessment process. Hence, this study aims to provide an alternative model for measuring sustainability of urban regeneration. Fuzzy set theory and Monte Carlo simulation were introduced to solicit critical measurement indicators that would lay a unified basis for comparison. Entropy method was also used to determine the weights of relevant critical measurement indicators to avoid subjective judgment. A general decision-making framework for dynamic monitoring of urban regeneration was developed based on the dynamic change of sustainability of urban regeneration (Vk) and urgency of urban regeneration (Uk). Four scenarios were discussed based on the four quadrants generated by Vk and Uk. Therefore, sustainable urban regeneration can be identified and compared through the Vk–Uk coordinate system, and the best practices of urban regeneration can be determined for global promotion. This model has the advantages to process the fuzzy and subjective nature in indicator assessment of sustainability of urban regeneration, which is an improvement compared with existing studies. As well, the decision-making framework could assist policy-makers in determining the sustainability of an ongoing urban regeneration as well in performing a dynamic and long-term monitoring of the process.

Understanding urban vibrancy aids policy-making to foster urban space and therefore has long been a goal of urban studies. Recently, the emerging urban big data and urban analytic methods have enabled us to portray citywide vibrancy. From the social sensing perspective, this study presents a comprehensive and comparative framework to cross-validate urban vibrancy and uncover associated spatial effects. Spatial patterns of urban vibrancy indicated by multisource urban sensing data (points-of-interest, social media check-ins, and mobile phone records) were investigated. A comprehensive urban vibrancy metric was formed by adaptively weighting these metrics. The association between urban vibrancy and demographic, economic, and built environmental factors was revealed with global regression models and local regression models. An empirical experiment was conducted in Shenzhen. The results demonstrate that four urban vibrancy metrics are all higher in the special economic zone (SEZ) and lower in non-SEZs but with different degrees of spatial aggregation. The influences of employment and road density on all vibrancy metrics are significant and positive. However, the effects of metro stations, land use mix, building footprints, and distance to district center depend on the vibrancy indicator and location. These findings unravel the commonalities and differences in urban vibrancy metrics derived from multisource urban big data and the hidden spatial dynamics of the influences of associated factors. They further suggest that urban policies should be proposed to foster vibrancy in Shenzhen therefore benefit social wellbeing and urban development in the long term. They also provide valuable insights into the reliability of urban big data-driven urban studies.

Concentrated rural settlement (CRS) reconstruction was promoted as a sustainable rural reconstruction way after the Wenchuan earthquake in China. Despite the various benefits of CRS, haphazard CRS reconstruction presents risks to future sustainable development. However, such risks have been rarely investigated. Thus, this study examines the risk factors with eight CRS reconstruction cases after the Wenchuan earthquake. The existence and interactions of economic, social, environmental, and disaster relief risks are observed after reconstruction. A conceptual model is proposed for systematically interpreting the risks. Results obtained can help the local government judiciously consider the risk factors in order to achieve sustainable development when initiating rapid reconstruction.

&ldquo, Land finance&rdquo, refers to the key fiscal strategy in which local governments in China generate revenue through land grant premiums and land tax revenues. A burgeoning body of literature has focused on the driving factors of China&rsquo, s land finance from different aspects including fiscal decentralization, revenue decentralization, competition among local governments, land marketization, infrastructure development, and economic development. However, little research has provided a comprehensive perspective integrating social, economic and institutional aspects to investigate the driving forces of these unique and profound issues in China. This study aims to investigate the driving factors and working mechanism of land finance. A theoretical and empirical model was proposed using soft budget constraint theory and least squares structural equation modeling (PLS-SEM). The panel data of 35 Chinese major cities were assessed between 2006 and 2015. The empirical results contend the following: (1) the land transfer and fiscal systems provide the key impetus for land financing because the land transfer system forms a stable modality, and the fiscal system is an important incentive for land financing, (2) the effects of the economic development and political system are insignificant, and (3) the political and land systems significantly influence economic development. Our contributions focus on two aspects. Firstly, a comprehensive framework of factors germane to land finance is constructed. Secondly, a new research methodology for land use study is proposed. To the best of our knowledge, the current study is the first to employ the PLS-SEM method to delineate and verify the influence paths between multiple driving factors and land finance in different cities. Hence, research reliability can be improved.

The study investigates the economic performance of industrial development in the Chinese urbanization process under two different property rights arrangements. Industrial development contributes significantly to China's economic growth in the urbanization process. As one of the most fundamental institutional arrangements, the urban–rural dual land system is important in urbanization and industrial development in China. Two types of land system including state and collective ownership coexist in the current land administration system. According to the law, the state owns the urban land, whereas the village collective owns the rural land. State requisition is the only channel to convert rural land to urban land. Village collectives are not allowed to transfer their land for urban use. Therefore, the property rights on collective land are incomplete in the urbanization process. Do incomplete property rights cause unsatisfactory economic performance of industrial development on collective land? Based on community-level data from two districts with an area of 1557 km2 in Shenzhen in 2006, a regression analysis shows that incomplete property rights have caused significant land use inefficiency in industrial development in terms of lower land rental value and lower industrial value added per unit of land. The findings suggest that monthly rental prices of industrial plants on collective land were approximately 57% less than those on state land in 2006. The industrial value produced on collective land was RMB 6.624 billion less than on state land per km2.

Industrial development contributes significantly to China’s economic growth in the past three decades. As one of the most fundamental institutional arrangements, the urban-rural dual land system plays an important role in China’s industrialization process and hence economic growth. Property rights theory suggests that property rights have significant effects on economic performance. In the context of industrial development in China, it implies that different land property rights structure may have different economic effects on industrial development. This study, which is based on available literature, statistical data, a range of unpublished primary sources and the author’s own experience, examined the economic implications of collective land property rights on industrial development. Emphasis is put on efficiency of industrial land use. Shenzhen is selected as the case study. An analysis of available data suggests that majority of whole industrial output of Shenzhen comes from industrial development on collective land in recent years. Incomplete collective land property rights structure causes the inefficiency of industrial land use in terms of lower Industrial output value and lower development ratio when compared to complete state-owned urban land system. Two main reasons why collective land leads to inefficiency of industrial land use are identified as follows: collective land has no access to legal land market and credit market; collective land is not included in the land management system, thus cannot be guided and controlled effectively by urban development strategies and policies. The study concludes with an assessment of the recent land policy reforms and a discussion of some likely future changes.

CMOS-compatible 100 V / 650 V enhancement-mode high electron mobility transistors (E-HEMTs) and 650 V depletion-mode MISFET (D-MISFET) are fabricated on 6-inch GaN-on-Si wafers. These devices show excellent power converter switching performances. Both 100 V and 650 V E-HEMTs had passed industrial reliability qualifications. The importance of bulk leakage, interface quality and gate trapping in dynamic on-resistance is figured out. The device with optimized processes shows a significant reduction of the dynamic on-resistance degradation.

CMOS-compatible 100/650 V enhancement-mode FETs and 650 V depletion-mode MISFETs are fabricated on 6-inch AlGaN/GaN-on-Si wafers. They show high breakdown voltage and low specific on-resistance with good wafer uniformity. The importance of epitaxial quality is figured out in a key industrial item: high-temperature-reverse-bias-stress-induced on-state drain curent degradation. Optimization of epitaxial layers shows significant improvement of device reliability.

CMOS-compatible GaN-on-silicon technology with excellent D-mode MISHFET performance is realized. A low specific contact resistance R c (0.35 Ω-mm) is achieved by Au-free process. MIS-HFET with a gate-drain distance (L GD ) of 15 μm exhibits a large breakdown voltage (BV) (980 V with grounded substrate) and a low specific on-resistance (R ON , sp ) (1.45 mΩ-cm 2 ). The importance of epitaxial quality in a key industrial qualification item: high temperature gate bias (HTGB) stress-induced voltage instability issue is figured out and a breakthrough by optimizing GaN epitaxial layer for improvement of MIS-HFET is demonstrated. A low V th shift of the optimized MIS-HFET is achieved ~ 0.14V with qualification stress condition V G of -15 V at ambient temperature of 150 oC for 128 hours.
