The bachelor thesis focuses on comparison of specific building savings offers at selected institutions operating on the Czech market. The thesis contains functioning and conditions for the establishment of building savings. The information obtained from the questionnaire focused on the popularity of building savings among the population, shows that building savings is still widely used as a product to save money among other financial products. When determining the best offer, multicriteria decision-making is used, where all important factors for selecting a suitable building offer are included and taken into account. The institutions Modrá pyramida, ČSOB and Moneta are selected for comparison. The data for the comparison of offers are collected through an interview in selected institutions. The conclusion of the bachelor thesis is to determine the most advantageous offer of building savings from the three selected institutions.

The topic of my thesis is Product selection for housing financing. I chose this topic because it is thematically closest to me at the moment. The first part of the thesis is the theoretical part. This part will mainly deal with defining all the products that are suitable for financing housing. Specifically, the thesis will describe building savings, mortgage loans, consumer loans, government loans for young people, financing through own savings and financing through an American mortgage. Furthermore, the advantages and disadvantages of individual products will be written down here. In the penultimate part of the diploma thesis, the offers of the five largest banks on the Czech market will be selected. The parameters of individual offers will be written down and compared with each other in terms of several criteria. The last part of the theoretical part of the thesis will be dedicated only to the topic of multi-criteria decision making. Specifically, the basics of understanding the multi-criteria evaluation of variants will be described here. The scoring method and the weight distribution method will also be defined here in more detail. The last part of the thesis will be devoted only to the practical part. The practical part of the thesis will use the data obtained from the theoretical part. In the practical part, scoring methods and methods of gradual decomposition of weights will be used to obtain the weights of individual criteria. The final ranking of banks' offers will also be determined based on the scoring method. In the practical part, two respondents will also be approached for the reason that a different point of view than my subjective one will be brought into the diploma thesis. In the last part of the thesis, a general methodology for choosing a mortgage loan from a bank will be written, which will offer the best possible conditions for the client. At the end, there will be a written discussion containing the positives and negatives of the performed procedures. The aim of the thesis is to select the product that will be the most advantageous for real estate financing. The main task of the thesis will therefore be to find the currently most advantageous product, consider its positives and negatives and propose a general methodology for selecting this product. The last task will be to discuss the advantages and disadvantages of the proposed procedures and possibly suggest other and more appropriate procedures for choosing the most suitable product for real estate financing.

The aim of this bachelor's thesis was to compile a collection of solved examples from financial mathematics for high schools with economic specialization. The solved examples are focused on wages, financial household management and investment products (specifically on savings accounts, time deposits, a construction loan and supplementary pension savings). Builiding Savings - legal and economic issues Supervision enforcement in the area of building savings Abstract The aim of the thesis was to summarize supervisory procedures in building savings with a special focus on the scope of the Ministry of Finance of the Czech Republic. The aim of the bachelor thesis is to select the optimal variant of mortgage loan financing after the end of the previous fixation using the methods of Multiple-criteria decision-making (MCDM). In the practical part is presented a model situation of a particular client, which is based on my personal experience. A set of evaluation criteria and its preferences was selected. The Saatys method, including the Analytic hierarchy process (AHP), is chosen to determine the weights of these criteria as well as the selection of the optimal variant. The set of options includes mortgage loans from existing and competing banks, building savings loans, a combination of a mortgage loan and an investment product, and offset loan.

The Bachelor Thesis deals with types of financing a person can use in order to ob-tain own living, focusing primarily on the mortgage market of the Czech Republic. It aims to provide analysis of its development, description of basic terms related to the topic, and mainly, to evaluate current changes in conditions tightening when applying for a mortgage and its causes originating from the USA market situation.

The aim of this work was to compare different offers and for a few cases to compute the value of the APR for several types of loans. I made calculations for the loan from building savings, bridging loan, secured loan and two types of mortgages. At the end of my work, the results are processed, assessed and according to the value of the APR is determined the order of the individual types of loans. The aim is to ensure better awareness, greater insight of the financial market and at the same time to help with deciding in what situation what kind of loan to apply.

The aim of this bachelor thesis is to analyze the effect of the amount of state subsidies on the demand for building savings as represented by the number of new contracts for building savings accounts. Specifically tested was the hypothesis that the 50% taxation rate of state subsidies in 2010 would negatively affect the volume of new contracts for building savings accounts in the following period. The analysis of this thesis is based on the monthly data of one representative Czech building savings bank and on quarterly data from across the Czech Republic, both in the period 2000 - 2012. Using a method of time series decomposition with following extrapolation, a positive effect of the amount of state subsidies on the number of new contracts was found. Furthermore, despite only being in effect for a short time, the 50% taxation rate was found to have a negative effect on the demand for building savings based on the quarterly data from across the Czech Republic. This negative effect cannot be verified according to the monthly data of one representative Czech building savings bank.

This bachelor thesis deals with assessing qualitative aspects of the branch net-work, building societies, namely the quality of the front office staff, who is largely involved in its activities. The aim of this thesis is to evaluate qualitative aspects of the activities of selected building societies branches operating on the Czech bank-ing market in terms of the quality of their front office staff using mystery shop-ping marketing tool with the focus on the quality of their front office staff. Sluková, D. Factors affecting the volume of the amount saved building savings in the Czech Republic. Diploma thesis. Brno: Mendel University in Brno, 2016. This diploma thesis is focused on identification of factors affecting the volume of the amount saved building savings in the Czech Republic. The main aim of this thesis will be a construction of appropriate econometric models for the amount saved building savings. Futhermore, through the statistic tests it will be verified whether these models meet all the classical assumptions of regression model. In case of any of the assumptions being disproved a correction will be proposed. By analysing the time series will be constructed an appropriace regression model of the amount saved building savings in the Czech Republic in 1997 - 2014. First issue will be solved stacionarity of time series. Further tests will be carried specifications, multicollinearity, heteroscedasticity, autocorrelation, normality and structural break.

This bachelor thesis deals with development of a building savings product in the Czech Republic. It introduces basic characteristics of the product, describes current market conditions and prognoses for its future development and mentions a former purpose of its establishment, which was housing issues solution. In the bachelors thesis Building society savings account in comparison with another savings society products we aim at analysis of building society savings products within three different building societies and coherently at analysis of fixed term deposit accounts. The aim of this thesis is to analyse the impact of low interest rate environment in the Czech Republic in recent years on the sector of building societies as a specific segment of the financial market. First part of the thesis consists of description of main characteristics of building savings and building societies, e.g. their historical development, with special focus on main types of risk the building societies face. In the second part the impact of changing market interest rate on outstanding volumes of deposits in building societies is analysed. The thesis is primarily focused on mortgage loans, bridging loans and hans coming from building savings, both of them provided by building societies. The aim of the work is an overview of the taxation of selected products for the general public in a concise form and show specific impacts on individual cases.

Bachelor thesis evaluates building savings and mortgage loan in the Czech and Slovak Republic as a tool mostly used for housing finance. The theoretical part describes the basic principles of building savings and mortgage loan, as well as the history and developments in individual countries. The practical part compares both legislative and economic disparities in the Czech and Slovak Republic. It shows the best opportunity for citizen meeting the conditions for the use of building savings and mortgage loan in both countries. In the practical part is shown, what brings financial products with support to households and what is the impact on their family budget. The aim of this thesis was to choose some types of investments and set the expected return using time series; furthermore to compare these possibilities using multi-dimensional assessment. I chose four types of investments, namely: mutual funds, life insurance, additional pension savings and building savings. I expected a monthly deposit of 1000 CZK for a period of 20 years in my thesis. In case the investor would keep this money cash or on a bank account, where he would not have to pay account fees and have a zero interest rate, he would save 240 000 CZK during this period. Based on published historical returns I modeled the expected return of the investment by means of methods of time series. For modeling the return I used the model of linear trend. The highest revaluation is expected with the additional pension savings, where the dynamic strategy brings the overall return of 414 214 CZK, the balanced strategy 379 874 CZK and the conservative strategy 333 209 CZK. The investment into mutual funds using conservative strategy brings 317 894 CZK, using balanced strategy brings the return of 314 986 CZK. When choosing the conservative strategy of life insurance the overall return is 296 071 CZK and when choosing the balanced strategy it is 292 614 CZK. The expected return of the building saving is 286 139 CZK. However, it is not recommended to opt for an investment only based on the expected return. We have to take into consideration as well the risk of the investment, input one-time fee and the overall fee (monthly or annual fees). For this reason I determined the category of the above mentioned criteria, which I set using scoring method. For the determination of the order I chose the TOPSIS method and the scoring method. Based on the carried out above methods it is certain that the best investment is investing in additional pension savings.

This bachelor thesis examines how state supports the building savings in Czech Republic. Because of the fact, that state expenditures on this support are part of public expenditures, in the first part I focus on its characteristic and division. Then I continue more specific in description of mandatory expenditures. I describe its structure and analyse its development in years from 2000 to 2013. In the second part I deal with construction, development of state support on the basis of legislative changes which occured during this years of application this product on the Czech market. In my bachelor thesis I defined possibilities of housing and options of funding private housing. Based on gathered informations from different banks and building savings banks, I compared offered products. For the comparison I used financial and mathematical methods and I have found the optimal solution of funding private housing for model clients.

The topic of this master thesis is to compare benefits from the building society account with the mortgage loan. The whole comparison will be done according to the new legislative. The aim of this study is to find whether it is more profitable to invest into your property with the mortgage or the building society account. For this collation eight different companies are approached. Four of them are building societies and four are banks. The experts from those companies were given three examples with different height of LTV from different applicants with different purposes. Those experts also assessed which indicators applicants should consider. According to these recommendations clients have ordered indicators by their assumed importance. Finally offers were evaluated by TOPSIS method and ordered by its advantageousness.

BUILDING SAVINGS - LEGAL AND ECONOMICAL ISSUES, ABSTRACT The aim of this work is to familiarize the reader in details with the issue of building savings. The work describes the basic principles and the system of building savings, problematic of building savings from the point of view of the building societies and also provides useful advices to the potential participants of the building savings. It also deals with the key jurisprudence and considers the form of this financial product in the future. In the first chapter, historical process of the building savings in England, Germany and Czech Republic is described, and principle of the self-help building societies is explained. Second chapter presents introduction to problems of the building savings, basic principle is explained and the legal regulations are described here. Attention is also paid to one of the key terms of the building savings, which is the state support of building savings and its effect on profitability and existence of the building savings. The building societies, as highly specialized financial institutions, are described in the following chapter. The thesis deals with government support of building savings as a part of mandatory expenditures.The main goal is to analyse justifiability of use of the support. The first section describes the importance, functions and structure of mandatory expenditures. In the second part, principles, history and reasons for implementation of building savings are described. The third section is devoted to analysis of dependency between government support and other factors influencing the system.

The aim of this thesis was to develop a personal financial plan for three clients with a different monthly income, a different family situation and a different jobs. The work was focused on insurance contracts, loan contracts, building savings, stocks and bonds, because the data provided and the proposed financial plan should include this issue. This bachelor thesis examines the impact of change in state subsidy on number of building society contracts in the Czech Republic. Regression analysis of time lines from the period between the year 2000 and the half of the year 2012 was used for the research. Freely available data and the data from database of the Ministry of Finance were used for the analysis. Based on the analysis, positive impact of change in state subsidy on number of contracts was proved; one-percent rise in state subsidy caused a rise of number of building society contracts by 396,743. GDP and the fourth quarter of calendar year were other factors that have proved positive impact on number of contracts. On the contrary, prolongation of contract minimum duration, growth of guaranteed interest rate, and issuance of government bonds proved to have had negative impact on number of contracts.

Further, the thesis deals with the legislative adjustments of the building savings since its origin in 1993 to the present and focuses on analyzing the impacts of these adjustments to all participants of the system of building savings. The thesis is focused on housing and its financing through loans. In detail there are all the parametres described for building savings and mortgages as the best ways of housing finance. There is comparative analysis in the terms of demand for housing loans and further there is examined by what is demand influenced. Outline of the amendment to the Building savings Act and its impacts follow.

This thesis is about the ability of investment by unit trusts after the termination of building savings. The goal was to choose from unit trusts one or more which would be possible to invest resources to. After the short introduction and the theoretical part where are explained esseintial terms related to this theme, follows the practical part in which are by using of multicriteria decision making methods chosen suitable unit trusts for listed example of investor. In the thesis are used methods ELECTRE I, WSA and TOPSIS. The last part of the thesis is the description of unit trusts chosen by this three multicriteria decision making methods.

The paper investigates some issues related to housing and its forms, such as property and rental housing, cooperative housing and illustrates their benefits and drawbacks. The main aim of this paper is a comparison of costliness of property housing in each county of Czech Republic and price availability of flat or rental house for income-average Czech family. Comparison, of all counties is processed according to nominal prices, loading rate housing expenditure and residual income This paper comes out from available data about average newly-built flat and family house dimensions and average price of these areas. There is included an analysis of income tendencies of average inhabitants of those premises in all counties over Czech Republic. The last part of bachelor thesis is dedicated to a comparison of financing housing expenses from mortgages and building savings, including positives and negatives concerning possibilities of housing financing.
