Abstract

A building project will inevitably change. Project delays are a phenomenon brought on by changes that are not followed by effective management. These issues include delays in work progress claims and payment of terms. The Nestle warehouse project utilized as a case study does not include BIM 5D technology in its change control system. This project was unable to keep up with the significant changes that took place since a strong management structure wasn't in place, and the newest technology wasn't yet incorporated. As a result, delays ultimately occurred. This study intends to examine the key elements of BIM 5D technology that can enhance change management processes and accelerate project completion. The 85 respondents who were engaged in the project's change control process, including engineers, BIM engineers, quantity surveyors, and estimators, were given questionnaires as part of the quantitative study. Using PLS-SEM, the data collected was examined (Partial Least Square – Structural Equation Model). The outcome of this study shows that real-time modeling from BIM 5D and quantity extraction are the key elements that may significantly enhance every step of a change control system. Because the BIM 5D technology uses automatic computation, contractors can keep up with the most recent modifications faster than by utilizing manual calculation.
